Job SummaryThe Maintenance Technician performs maintenance service and repairs in the areas of plumbing, carpentry, painting, machine servicing, electrical, HVAC, and general repair. The ideal candidate is hands‑on, detail‑oriented, and capable of handling a wide range of repair and preventative maintenance tasks.
Essential Job Functions- Take direction from the Manager and comply with all applicable codes, regulations, governmental agency and Company directives related to building operations and work place safety.
- Perform assigned day to day repairs, emergency and preventative maintenance
- Respond promptly to guest service requests and maintenance issues
- Conduct regular inspections of rooms, common areas, and back‑of‑house spaces to identify and address maintenance needs
- Troubleshoot and repair equipment and systems to minimize downtime
- Repair/replace and inspect drains, vents and supply lines, valves, sinks and toilet fixtures, and showers.
- Replace faulty switches, receptacles, fuses, and bad wiring as able
- Assist with renovations, upgrades, and special projects as needed
- Check, operate, and lubricate all entrance doors on schedule; lubricate and clean hinges, closers, lock mechanisms, tracks, operators, and weather stripping; repair/replace faulty parts, hinges, locks, and rolling gates
- Perform initial HVAC work order analysis and correct issue(s)
- Respond to calls for maintenance work as needed
- Complete snow removal and operate snow removal equipment when necessary
- Complete preventative maintenance tasks according to schedule
- Report issues and trouble spots for improvement
- Provide 24/7 response to property emergencies as needed
- Perform all HVAC preventative and predictive services
- Coordinate with outside vendors and contractors when required
- Maintain inventory of tools, supplies, and replacement parts
- Other functions as directed by Manager
- Drain and winterize properties as needed
- Replace all bulbs and/or ballasts in common and guest area fixtures as found by daily inspections and reported by guests
- Maintain working knowledge of shut off switch locations
- Complete miscellaneous repairs to flooring, ceilings, walls, etc.
- Ability to lift up to 50 pounds
- Comfortable standing, walking, bending, and climbing for extended periods
- Ability to work indoors and outdoors in varying conditions
This position requires regular travel between properties. The employee must have access to a reliable personal vehicle and maintain a valid driver’s license and proof of insurance. Mileage reimbursement will be provided in accordance with company policy. The employee is responsible for maintaining their vehicle in safe operating condition.
Job Type: Full‑time
Pay: $80,000.00 - $85,000.00 per year
