Property Management, Portfolio Manager
The mission of Napa Valley Community Housing is to develop, preserve, and manage affordable homes and, through our Resident Services Program, teach successful life and leadership skills.
The Associate Asset Manager and Compliance Liaison will assist with the oversight of the portfolio to ensure the long-term viability of the assets. This individual will analyze property and partnership operations, maintain records and financials for each property’s assets portfolio, and ensure compliance with state, federal, and local agency requirements for affordable programs. The role reports to the CEO and collaborates with internal and external team members.
Responsibilities- Review monthly property financial packages, clarify discrepancies with property management, and ensure properties meet budget targets and benchmarks.
- Establish long-term capital and preventative maintenance plans with property management and onsite teams.
- Assist in reviewing and approving annual property operating budgets.
- Oversee management’s coordination of large capital expenditures.
- Partner with Finance and insurance brokers to update insured values and manage renewal processes.
- Ensure monitoring of warranties and annual property inspections with onsite managers.
- Track insurance claims, lawsuits, and outcomes for review by investors, lenders, and leadership.
- Develop internal asset management systems, including policies, reporting, and performance evaluation tools.
- Identify operational improvement areas per property and establish performance benchmarks.
- Review management reports and third-party studies to identify issues and develop strategies.
- Ensure portfolio compliance with all relevant regulations and address potential issues proactively.
- Gather and analyze data to assess long-term property health.
- Prepare and present reports to the Board, committees, and the public.
- Troubleshoot asset management and compliance challenges with management agents.
- Perform additional duties as they arise.
The ideal candidate will have experience in property management and/or compliance in affordable housing, with strong analytical skills. A Bachelor’s degree or 4+ years of relevant experience is required.
- Utilize analytical techniques to develop solutions and evaluate alternatives.
- Effectively communicate ideas through presentations and reports.
- Know when to consult and advise management.
- Work independently and collaboratively.
- Take initiative, exercise good judgment, and handle confidential information discreetly.
- Work well under pressure, meet deadlines, and stay organized.
The hourly rate ranges from $27.00 to $34.00, depending on experience. All information will be kept confidential according to EEO guidelines.
