Florida Licensed Contractor / Luxury Custom Home Construction Consultant (1099)

Red Key Builders is seeking aFlorida Licensed Contractor with extensive experience building luxury custom homes within the
City of Naples
. This is a
1099 consulting position intended to provide guidance, oversight, and support to our existing General Contractor and Project Manager as projects arise. We typically construct1–4 luxury custom homes per year
, generally in the$6M+ range
, located in Naples’ premier luxury communities.

• Active Florida Contractor License (CGC, CBC, or CRC preferred).
• Minimum 10 years of experience building and managing luxury custom homes within the City of Naples.
• Demonstrated experience constructing custom residences valued at $6 million or greater.
• Extensive knowledge of City of Naples permitting, inspections, zoning requirements, flood regulations, and code compliance.
• Proven track record of successfully delivering luxury custom homes on schedule and within budget.
• Strong understanding of luxury construction methods, waterfront construction, FEMA requirements, and high-end finishes.
• Ability to review and coordinate architectural, structural, mechanical, electrical, plumbing, civil engineering, and landscape plans.
• Experience managing project schedules, budgets, procurement, quality control, and subcontractor performance.
• Established relationships with Naples-area subcontractors, suppliers, architects, engineers, and consultants preferred.
• Extensive experience reviewing, negotiating, and administering subcontractor agreements, purchase orders, and vendor contracts to protect the company’s interests, minimize risk, prevent scope gaps, and ensure appropriate insurance, indemnification, warranty, lien, and performance provisions are in place.
• Strong communication, leadership, and problem‑solving skills.
• Experience in Port Royal, Aqualane Shores, The Moorings, Park Shore, Old Naples, Coquina Sands, Pelican Bay, or similar luxury markets preferred.

• Provide consulting, oversight, and project support to Red Key Builders’ management team during active construction projects.
• Assist with permitting, pre‑construction planning, scheduling, budgeting, procurement, and construction execution.
• Review construction progress, inspections, quality control procedures, and code compliance.
• Assist with subcontractor selection, contract negotiations, scope reviews, and vendor management.
• Review and advise on subcontractor agreements, change orders, purchase orders, and other construction‑related contracts to help protect the company from unnecessary risk and exposure.
• Help identify and resolve construction, scheduling, budgeting, and permitting issues before they impact project timelines.
• Participate in site meetings and provide guidance throughout all phases of construction.
• Assist in maintaining project schedules and ensuring timely completion.
• Support the team in delivering projects on budget, on schedule, and to the highest standards of quality and craftsmanship.

This position will initially be structured as a1099 consulting role
. For the right candidate, there is potential to transition into a
full‑time leadership position
as project volume increases. Red Key Builders is also open to discussing
