This position performs technical and mechanical work that ensures the physical aspects of the buildings, grounds, amenities, and common areas of the property meet the Company’s standards for cleanliness, appearance, safety, and overall functionality.

- Schedule:
Monday-Friday + rotating on-call schedule
- Completes assigned work orders generated from resident requests for service, performs preventative maintenance, diagnoses defects, and makes repairs in accordance with policies, safety standards, and code requirements.
- Completes the “make-ready” process to prepare vacant apartment homes for leasing and new move-ins, including pre-move-out inspections, creating a punch list, scheduling vendors, obtaining supplies, completing maintenance tasks, and inspecting work.
- Follows procedures for accessing and obtaining materials, tracking inventory, returning unused items, and notifying the maintenance supervisor about re-ordering needs.
- Completes documentation and paperwork to ensure service requests are recorded and traceable.
- Assists in maintaining grounds, common areas, and amenities by cleaning, pressure-washing, and painting as needed.
- Supports cost-cutting and expense control by fixing rather than replacing parts when possible and using materials and tools efficiently.
- Complies with safety and risk-management policies by attending safety meetings, completing required training, and reporting accidents promptly.
- May periodically inspect work performed by contractors to verify quality and compliance with standards.
- Stand, walk, or sit for extended periods; bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
- Work inside and outside in all weather conditions.
- Lift up to 25 pounds independently and up to 50 pounds with assistance.
- Possible travel to assist other properties, attend training, or attend meetings.
- Flexible schedule including evenings, weekends, and holidays on a rotating basis.
- EPA certifications Type 1 and II or Universal for refrigerant recycling (as applicable).
- All certifications required by state and local jurisdictions.
- Valid driver’s license to operate a golf cart on property (dependent on property size).
Hourly range: $21.00 - $23.00

- Corporate positions may include quarterly or annual bonuses.
