Position Summary

The Project Director serves as the main point of contact for both new and existing clients, driving business success from project acquisition through to execution, while managing an annual portfolio exceeding $100M in revenue. This role emphasizes upholding the Manhattan Guiding Principles, fostering team growth, delivering exceptional project results, ensuring high client satisfaction, and leveraging performance to secure repeat business and attract new client opportunities.

The Project Director is accountable for delivering high-quality services and driving business growth through a balanced "doer-seller" approach:

  • "Doer" component: leads the project team through administration, financial performance management, schedule adherence, risk mitigation, relationship management, team development, and cross‑functional collaboration.
  • "Seller" component: secures new business and expands client relationships by establishing themselves as trusted experts and driving sales volume and revenue growth.
People Development and Team Management
  • Lead employee recruitment and retention efforts.
  • Develop and monitor training and education programs for employees.
  • Prepare a succession plan for each client and project position, including mentoring potential replacements.
  • Coordinate assignment of team members to projects, balancing development and performance.
  • Conduct employee performance reviews according to company guidelines.
  • Organize and develop high‑performing teams.
  • Communicate company‑wide initiatives and updates to employees.
  • Maintain visibility on the job site, listening and providing support.
  • Represent the Manhattan brand in the industry and community through active participation in committees, boards, and volunteer events.
Project Planning and Execution
  • Meet with customer decision‑makers to build and maintain relationships and identify needs and opportunities.
  • Manage and develop relationships with clients, designers, consultants, and internal teams.
  • Establish performance metrics and exceed targets for all projects.
  • Ensure processes, tools, and support required for operational excellence and compliance with Guiding Principles are in place and utilized.
  • Promote and support the safety and quality culture on all projects.
  • Oversee development of the project execution and quality control plans.
  • Lead and set the tone for all preconstruction and planning activities, serving as the primary contact from kick‑off through completion.
  • Assist the project team with negotiations, recommendations for contracts, change orders, and claims.
  • Develop and monitor a comprehensive project risk management plan covering bonding, insurance, contract administration, execution plans, peer reviews, schedule control, and mitigation.
  • Oversee monthly Project Status Reports and financial reporting for compliance, quality, and accuracy.
  • Attend OAC Meetings to monitor team performance and engage with clients and design teams.
  • Collaborate with other Project Directors and Regional VPs as part of a unified organization.
  • Gather feedback from project teams, identify issues, and facilitate problem‑solving.
  • Develop small‑business and minority subcontracting plans and strategies.
  • Prepare quarterly forecasts for project awards, revenues, and profit.
  • Achieve company and regional goals for sales, revenue, and profitability.
  • Manage billable time allocation for all team members, ensuring full allocation, reimbursement, and budget forecasting.
  • Assist the Regional VP in managing office SG&A.
Sales and Client Focus
  • Identify, win, and retain client accounts delivering at least $100M in annual revenue.
  • Take primary responsibility for the overall sales process and annual sales goals.
  • Conduct marketing research to identify client operations and opportunities.
  • Retain key Manhattan customers and collaborate with business development to identify new customers.
  • Engage in relationship building with owners, influencers, and pursuit stakeholders.
  • Analyze opportunities, develop sales and execution strategies, and collaborate with the Regional VP.
