The Community Manager leads the daily operations of a community, ensuring exceptional resident experiences, strong financial performance, and full regulatory compliance. This role oversees onsite team members, coordinates resources and activities, and cultivates a vibrant, inclusive environment that supports the lifestyle and needs of our residents. The Community Manager serves as the primary liaison between ownership, residents, and the onsite team, driving operational excellence and long‑term community success.
Adherence to company policies and procedures, as well as compliance with Fair Housing, ADA, FCRA, and all applicable housing regulations, is essential.

JOB DESCRIPTION- Respond promptly to resident concerns, complaints, questions, and requests, and take appropriate action to resolve and address issues. Handle escalated resident disputes with empathy and problem‑solving.
- Complete various required accounting, financial, administrative, operational, and other reports, and perform other duties as assigned or as necessary, ensuring accuracy and timeliness.
- Serve as the liaison with ownership, investors, and regional/asset management teams. Lead ownership/partner site visits, providing performance updates, market insights, and suggestions to improve overall performance and financial success of the property. Provide recommendations for long‑term asset preservation, revenue growth, and expense control strategies.
- Oversee hiring, onboarding, and training, and manage performance and professional development of team members in accordance with Company policies, values, and business practices. Ensure team members are current on all required trainings and certifications, and any/all performance issues are appropriately and promptly addressed.
- Oversee the lease enforcement process by making periodic apartment inspections, following proper notice requirements, evicting residents, and imposing and collecting late fees and other charges as allowable and stated in the terms of the lease. Enforce community rules and lease policies to maintain a safe and orderly environment. Coordinate with legal counsel for evictions, lease disputes, and compliance matters.
- Conduct interactive Daily Huddles, regular one‑on‑one coaching/check‑ins, and annual reviews. Meet regularly with team members to understand and assist in completion of their required responsibilities and annual goal setting. Keep them informed of resident situations as necessary. Share team and community goals and engage them to understand their role in helping the team in accomplishing them.
- Supervise sales activities to achieve the community’s revenue and occupancy goals. Monitor leasing team performance and metrics (closing ratios, lead conversion, traffic sources, and lead management). Conduct community tours as needed and ensure model and vacant units are in good standing and tour ready.
