Opportunity for a skilled manager to join a growing Property Management company located in Naples Florida. PMI provides Community Association Management and Vacation Rental Services and has been growing with its commitment to personalized service. The Community Association Portfolio Manager to oversee a portfolio of properties. Provides management, direction and leadership to ensure the property is maintained and operated in accordance with Deed Restrictions.

Candidates must be currently LICENSED BY THE STATE FLORIDA WITH COMMUNITY ASSOCIATION MANAGEMENT CERTIFICATION (CAM). Additional certifications are preferred. Responsibilities include working closely with several associations to manage and operate the community, facilitate solutions to problems between communities and any internal support staff. Strong management skills, customer service skills and supervisory skills in support of the care and maintenance of the community or communities they service.

Responsibilities

& Duties
  • Weekly inspection of each community, determining any possible violations and issuing maintenance recommendations.
  • Understand and carry out the terms and conditions of the Management Contract.
  • The community association manager manages all employees and vendors of the associations they are assigned to and is responsible for the performance association management services.
  • Assisting in the drafting and obtaining complete and accurate annual budget(s), meeting all deadlines and demonstrating thorough analysis and consideration for the goals of the asset as well as market conditions to make qualified decisions.
  • Develop and maintain an effective ongoing resident relation plan, implement initiatives, and maintain an operating environment to achieve a satisfactory level of resident services.
  • Coordinate activities with PMI Management Team and support staff.
  • Provide oversight to annual community projects by creating bid documentation and proposal analysis. Present advantages and disadvantages of alternative solutions to problems and make recommendations to the Association Boards.
  • Prepare for, attend, present Managers Reports and Financial Reports, and summarize in notes and minutes all HOA Advisory Board meetings.
  • Attend seminars required by Florida CAI Group to stay current on regulations to ensure renewal of CAM license.
  • Follow PMI standard operating procedures that are consistent with the culture.
  • Interface regularly with internal customers and external vendors and clients.
  • Provide leadership as needed, on communicating monthly financial statements and physical plant deficiencies to the HOA BOARD

  • This role routinely drives to the properties assigned and therefore, transportation is required. The use of standard office equipment such as basic computers (EXCEL, WORD, EMAIL, CINC) phones, photocopiers, filing cabinets and fax machines.
    * Physical Demands:
    * Ability to walk across community properties and up stairs. Some filing is required, which would require the ability to lift files, open filing cabinets and bend or stand on a stool as necessary.
Qualifications

2 to 5 years of management experience.
* Florida licensed CAM.
* Preferred Education is a High School Graduation or GED. Bachelor degree a plus but not required.
