As a Mortgage Loan Processor, you will play a critical role in the mortgage lending process by preparing complete, compliant loan files, coordinating with borrowers and third‑party partners, and helping our members achieve their home ownership goals with confidence.
What You’ll Do- Process residential first and second mortgage loan applications from submission through closing.
- Review loan documentation for completeness, accuracy, and compliance with investor and regulatory guidelines.
- Calculate debt‑to‑income (DTI), loan‑to‑value (LTV), and income ratios.
- Order and review credit reports, appraisals, verifications, title work, and other required documentation.
- Analyze borrower documentation and prepare complete loan files for underwriting with recommendations.
- Communicate underwriting decisions, conditions, and loan status updates with Loan Representatives, members, Realtors, attorneys, and title companies.
- Coordinate loan closings, prepare Closing Disclosures and closing packages in compliance with TRID and CFPB regulations.
- Schedule closings and ensure timely funding, booking, shipping, and servicing of mortgage loans.
- Maintain accurate records within the loan origination system, servicing platform, and core operating system.
- Complete HMDA reporting requirements and ensure compliance with all applicable federal and state mortgage regulations.
- Partner with Post Closers to complete quality control reviews and obtain outstanding documentation.
- Cross‑train with other mortgage operations staff to support daily workflows and provide operational backup as needed.
- Build strong working relationships across departments while delivering outstanding service to our members.
Required Qualifications
- High school diploma required; additional post‑secondary education preferred.
- 1–2 years of mortgage loan processing experience.
- Experience processing Conventional, FHA, VA, USDA, and other residential mortgage products.
- Working knowledge of FNMA, FHLMC, FHA, and investor underwriting guidelines.
- Knowledge of mortgage lending regulations, including:
Regulation Z (Truth in Lending), ECOA / Regulation B, HMDA, TRID requirements. - Strong analytical skills with the ability to calculate income, DTI, LTV, and payment ratios.
- Proficiency with mortgage loan origination software and Microsoft Office (Word, Excel, Windows).
- Excellent organizational, communication, and customer service skills.
- Ability to prioritize multiple files while maintaining accuracy and meeting deadlines.
- Self‑motivated with the ability to work independently and collaboratively.
- Has exceptional attention to detail.
- Enjoys solving problems and working through complex loan scenarios.
- Communicates effectively with borrowers, coworkers, Realtors, attorneys, and third‑party vendors.

- Ability to lift up to 30 pounds occasionally.
