- Lead monthly, quarterly, and year-end close processes for the company and managed properties.
- Prepare and review financial statements (P&L, balance sheet, cash flow) by property and ownership entity.
- Deliver owner/investor reporting packages (variance explanations, key metrics, reserve activity, rent collections, delinquency summaries).
- Reconcile bank accounts, security deposit accounts, credit cards, and escrow/reserve accounts.
- Ensure accurate coding of income/expenses by property, GL, and department/class.
- Oversee accounts payable/receivable, including vendor payments, approvals, and audit trails.
- Review rent rolls, receivables, delinquency, write-offs, and collections reporting for accuracy.
- Develop annual operating budgets by property with property managers and ownership.
- Produce monthly variance analyses and forecasts (NOI, expenses, payroll allocations, turnover/maintenance cost trends).
- Provide scenario modeling for rent changes, staffing, capital projects, and financing impacts.
- Maintain strong internal controls for cash handling, approvals, purchasing, and segregation of duties.
- Ensure compliance with applicable regulations and accounting standards (GAAP; trust account requirements; state/local requirements).
- Support external audits, lender requests, and due diligence (sale/refi packages).
- Coordinate tax support with external CPA firm (1099s, entity reporting, fixed asset schedules, depreciation support).
- Serve as a subject‑matter expert for Appfolio and related tools.
- Improve workflows for AP, approvals, reporting, and document management.
- Create and maintain SOPs for accounting procedures across the portfolio.
- Partner with operations to ensure financial accuracy in leasing, maintenance, and capital spending.
- Active CPA license (preferred).
- Bachelor’s degree in Accounting, Finance, or related field.
- 2+ years of progressive accounting experience; property management/real estate accounting strongly preferred.
- Strong understanding of GAAP and financial statement preparation.
- Advanced Excel skills (pivot tables, lookups, data analysis); comfort working with large datasets.
- Experience with trust accounting/security deposit accounting and multi‑entity reporting preferred.
- Close attention to detail, strong judgment, and ability to meet recurring deadlines.
- Experience producing owner/investor reporting packages and property‑level dashboards.
- Knowledge of management software (preferably Appfolio)
- Familiarity with 1099 processing and vendor compliance.
