Role Summary
The Senior Project Manager will provide overall direction and leadership, owning project outcomes for significantly complex or multiple projects. They will fully implement and manage the operation, profitability, and administration of projects in support of JE Dunn's strategy, vision, and values. Autonomy is granted to make decisions within defined limits, and the role progresses to Group Manager 1.
Key Role Responsibilities – Core- Lead all aspects of the company's safety culture and create awareness by demonstrating commitment to an injury‑free environment through individual actions and mentoring others.
- Investigate safety incidents and retrain staff as needed.
- Manage the JE Dunn pre‑start checklist form.
- Support the pre‑construction team with quantity takeoff, trade coordination, scope of work development, and bid package development.
- Develop and implement the buyout schedule, verify pricing and scope, identify successful bidders and perform gap analysis against initial scope.
- Set up the submittal schedule, review and approve shop drawings and samples before submittal to architects or engineers.
- Ensure approved submittals are returned to subcontractors and available to the project team per the project schedule.
- Coordinate with Logistics to obtain pricing on materials and equipment.
- Consult risk management to ensure approval and/or bonding requirements for subcontractors, and provide ongoing risk analysis throughout the project lifecycle.
- Coordinate the various stakeholders of the project, including subcontractors, owner, field, design team, vendors, and others.
- Disseminate change requests to subcontractors for pricing and schedule input, gathering and evaluating subcontractor pricing to confirm accuracy.
- Prepare, submit and obtain owner/architect approval for change requests.
- Lead various meetings such as monthly project reviews, progress meetings and OAC (Owner Architect) meetings.
- Complete monthly subcontractor and owner pay application process.
- Prepare project schedule with the Project Superintendent, utilizing Lean principles as appropriate and updating both pre‑construction and construction schedules.
- Identify potential schedule impacts and facilitate mitigation plans.
- Provide written documentation for decisions affecting budget, schedule, legal, quality, and safety, and employ current best practices.
- Provide regular reporting and analysis to communicate overall project status and profitability.
- Prepare monthly cost and margin forecast, participate in budget development, and review costs relative to the budget.
- Lead overall project close‑out process using best‑practice standards, tools and processes.
- Interface with region/company legal counsel as appropriate.
- Lead and participate in all aspects of the project‑specific safety plan, demonstrating commitment to an injury‑free environment.
- Understand the pre‑construction process from conceptual phase through GMP development.
- Complete estimating and productivity analysis.
- Lead or provide support to senior management for pre‑construction discussions with clients.
- Oversee project team during development of pre‑construction estimates.
- Identify, understand and actively manage project risks.
- Assist with development and management of the project business plan to maximize financial success.
- Implement and manage components of the operation and administration of complex and/or multiple construction projects.
- Identify problems and recommend solutions for review and implementation by the team.
- Manage deliverables provided by internal resources such as IPS, logistics, self‑perform, etc.
- Engage in business, industry and community activities to build and strengthen external relationships.
- Review and approve expense reports.
- Negotiate project issues including change orders, contingency expenditures and fee enhancements.
- Complete scope review and bid analysis, including award of subcontracts.
- Collaborate with marketing team on related presentations and marketing activities.
