Job Description

Project Manager responsible for overall planning, management, procurement, scheduling, and execution of assigned construction projects. May oversee one or more projects simultaneously. Works to maximize project profitability, promote company objectives and goals, achieve quality and safety standards, and exceed owner expectations by delivering predictable outcomes.

Responsibilities
  • Champions the company’s values by delivering predictable outcomes for internal teams, external teams, and customers.
  • Ensures construction is performed with integrity, honesty, unity, safety, and quality.
  • Collaborates on project applications with the superintendent to ensure successful delivery and strengthen client relationships.
  • Assists in preparing estimates and project budgets.
  • Leads the project team in preparing the project management plan (PMP) and organizes pre‑award and pre‑construction meetings.
  • Participates in value engineering, negotiates and prepares subcontracts, and secures permits and other regulatory requirements.
  • Creates project schedules and develops milestones to complete projects within budget and on time.
  • Controls contract documents, ensures completeness and consistency, and plans execution of the construction contract.
  • Manages procurement of materials and equipment within budget and schedule constraints.
  • Monitors site performance for quantity, cost, safety, quality, and schedule; develops and monitors quality, safety, and risk management plans.
  • Negotiates owner and subcontractor change orders, managing cost and profit impacts.
  • Prepares monthly client pay requests and follows up on collections.
  • Controls job cost payment based on document review and approval; coordinates with accounting for payments, lien releases, and monthly reviews.
  • Manages final close‑out procedures including as‑built drawings, letters of substantial completion, and recommendation.
  • Collaborates with Estimating to provide project cost information for the database.
  • Maintains client relationship and conducts all client meetings.
  • Performs other related duties as assigned.
Qualifications
  • Bachelor’s degree in construction management or related field, or equivalent combination of education and experience.
  • Five or more years of project management experience on ground‑up, large‑scale commercial construction projects.
  • Strong understanding of estimating concepts for verifying bids, understanding market rates, and processing change orders.
  • Proficient in contractual language and concepts, capable of protecting the company while delivering quality service to clients; knowledge of construction laws and practices.
  • Deep understanding of building codes, design requirements, plans, blueprints, and specifications.
  • Effective team member with delegation skills to achieve organizational and customer goals.
  • Skilled in verbal and written presentations and communications with stakeholders.
