Green Key Resources is partnering with an established General Contractor in the Nashville market to bring on an experienced Preconstruction Manager for their growing team.

This is an opportunity for a construction professional with 6–10+ years of overall experience
, including a strong foundation in estimating and preconstruction, who is ready to take ownership of increasingly complex projects and pursuits.

The Preconstruction Manager will lead projects through the early planning stages, overseeing estimating, budgeting, bidding, scheduling, constructability, value engineering, and subcontractor engagement to ensure projects are positioned for successful execution.

Working closely with project executives, operations teams, clients, architects, engineers, and trade partners, this individual will serve as a key link between preconstruction and project delivery.

WHAT YOU'LL BE DOING
  • Lead the preconstruction process from initial concept through turnover to operations
  • Develop detailed conceptual estimates, budgets, cost models, and milestone estimates
  • Manage subcontractor outreach, bid solicitation, scope review, leveling, and pricing analysis
  • Develop and execute competitive bid and procurement strategies
  • Partner with owners and design teams throughout design development to maintain alignment with project budgets and goals
  • Lead value engineering and constructability reviews
    , identifying opportunities to improve cost, schedule, and overall project execution
  • Identify potential project risks early and develop strategies to mitigate cost, schedule, scope, and contractual exposure
  • Assist with preliminary schedules, logistics planning, phasing, and procurement strategies
  • Build and maintain strong relationships with clients, architects, engineers, subcontractors, and trade partners
  • Participate in client presentations, project interviews, pursuits, and other business development efforts
  • Coordinate closely with operations teams to ensure a smooth transition from preconstruction into construction
  • Stay current on market conditions, material pricing, labor trends, and subcontractor availability
  • Mentor and support junior estimating and preconstruction team members
WHAT WE'RE LOOKING FOR
  • 6–10+ years of commercial construction experience
  • Approximately 3+ years of hands‑on estimating/preconstruction experience
  • Strong understanding of conceptual estimating, detailed estimating, budgeting, procurement, and subcontractor buyout
  • Experience managing multiple projects or pursuits through various stages of preconstruction
  • Ability to review drawings and specifications and identify scope gaps, constructability concerns, and potential project risks
  • Strong knowledge of construction costs, means and methods, scheduling, and market conditions
  • Proven ability to communicate effectively with owners, architects, engineers, subcontractors, and internal project teams
  • Strong leadership, organization, negotiation, and presentation skills
  • Ability to take ownership of projects while working collaboratively across preconstruction and operations teams
