Role

Description:

The On-Site Superintendent is a full-time role based in the Nashville Metropolitan and surrounding areas, responsible for overseeing daily operations and maintenance activities at assigned multi-family properties. This role coordinates and supervises on-site crews, contractors, and vendors to ensure repairs, capital project execution, and emergency responses are completed safely, on schedule, and in line with project specifications and company standards.

The On-Site Superintendent conducts regular site walks, inspects work quality, identifies issues, and ensures timely completion of repairs, renovations, and capital improvements. Responsibilities include progress reporting, managing schedules, material procurement, tracking material deliveries, enforcing safety protocols, and maintaining clean, organized job sites. The role also involves communicating regularly with property managers, ownership, residents, and internal teams to provide status updates, resolve concerns, and support clear, professional communication throughout each project.

Qualifications

  • Demonstrated experience facility maintenance, building repairs, and construction project management.
  • Strong skills in scheduling, time management, managing day-to-day site operations and attention to detail.
  • Commitment to safety practices, including enforcing OSHA and company safety standards and maintaining clean, secure job sites.
  • Ability to read and interpret project specifications, work orders, and related construction documents.
  • Effective communication and interpersonal skills for interacting with residents, property managers, field teams, and leadership.
  • Strong problem-solving abilities and sound judgment in responding to emergencies, site issues, and changing priorities.
  • Organizational skills for tracking progress, documenting work, managing materials, and supporting basic reporting requirements.
  • Proficiency in using maintenance management systems or project management tools
  • Proficiency with basic digital tools (e.g., email, smartphones/tablets, project or maintenance management apps).
  • Prior experience in multi-family, commercial, or residential construction or property maintenance is a plus.
  • Valid driver’s license and reliable transportation.
