Sr. Construction Manager, GEMS NACF Design and Construction – Amazon

Location:

Nashville, TN

The role is a key part of the North American Construction team. The Construction Manager will project‑manage new building planning, design, and construction—including extensions of existing facilities and new sites—and will develop and implement the North American facility network infrastructure.

Key Responsibilities
  • Oversee construction engineering, planning, and design for the North American facility network infrastructure and other new or expansion projects.
  • Provide project support on new fulfillment network buildings and additional capacity requirements within existing North America Fulfillment Centers, Delivery Stations, or Sort Centers.
  • Lead construction scope review and development with internal operational customers, and facilitate engineering and design efforts on new and remodel projects.
  • Manage multiple large‑size ($100M+) projects simultaneously.
  • Work independently in the assigned regional area with minimal direction from leadership.
  • Prepare reports, specifications, and technical analysis to fully define design requirements, equipment, and services required on capacity expansion and remodel projects.
  • Oversee and facilitate execution of ground‑up shell, tenant improvement (TI), and engineering deployment for new facilities within the network.
  • Provide technical direction concerning engineering design/AutoCAD, building design, layouts, build details, schedules, and materials in accordance with North American Customer Fulfillment (NACF) design parameters.
  • Survey facilities, document audit procedures, evaluate and analyze facility infrastructure, safety, and security problems involving facilities and people, and recommend solutions.
  • Negotiate contracts with general contractors and trade contractors, presenting formal documentation for approval when required.
  • Ensure that contracts are fit for purpose, cost‑effective, and incorporate appropriate service‑level agreements.
  • Provide overall site management, coordination, planning, and specification of business proposals and coordination of subcontractors.
  • Facilitate due‑diligence evaluation of new opportunities with internal stakeholders.
  • Work with internal stakeholders regarding engineering build‑outs, IT readiness, and turnover to operational groups.
  • Partner with teams responsible for transition of base building management and oversight of all turnover documentation.
  • Coach and guide all project teams—including developers, design engineers, general contractors, subcontractors, and internal stakeholders—throughout the full project lifecycle.
  • Ensure that contracted resources deliver work that meets duration and quality targets, addressing and correcting under‑performance issues.
  • Audit contractors to confirm that the skills and competencies of contract labor are appropriate and that they are fit to undertake the work on which they will be deployed.
  • Inform contractors of projected changes in resource or work demand so they can take appropriate action.
  • Establish and operate information systems necessary for effective scheduling and recording of contract work.
  • Support contractors’ work and help them achieve higher performance levels.
  • Oversee multiple projects in various locations simultaneously.
  • Review designs for conformance to current building specifications.
  • Provide critical review of current design standards to identify value engineering and design enhancement opportunities for internal engineering and schematic design partners.
  • Handle comprehensive budget tracking, forecasting, and management of assigned expansion, remodel, and new‑build projects.
  • Review and analyze all proposed cost and time change requests presented by external project teams.
  • Guide internally requested changes for validity, impact, and ensure timely and cost‑sensitive incorporation once approved.
  • Lead and/or assist in negotiations with appropriate authority‑having‑jurisdiction (AHJ) entities as required.
  • Maintain positive, clear, concise, and transparent cross‑team communication for all aspects of project delivery.
  • The role will include upwards of 60% regional travel, potentially traveling to all North America locations based on business needs.

Basic Qualifications
  • 7+ years of project management, real estate development, architecture, or design experience.
  • Bachelor's degree.
Preferred Qualifications
  • Experience in project management, real estate development, and architecture/design.
