The Senior Manager, Capital Markets owns the full capital stack — both debt and equity — across every Innovations Group development project. This is a deal-driving role: the Senior Manager sources debt financing, structures the capital stack, negotiates term sheets, leads loan closings, and serves as a senior contributor to the firm's equity capital strategy and investor relations program. The CEO leads top-of-house investor and lender relationships and is the named principal on all securities offerings;
the Senior Manager is the firm's primary executor across both sides of the capital stack and brings established lender relationships and equity-side experience from day one.
This is a senior, high-autonomy role at a growing vertically integrated real estate development company. The right candidate can quarterback a financing without supervision, brings real lender relationships, and has prior exposure to both debt placement and private equity raises. There is a clear path to Director of Capital Markets as the platform scales.
Key Responsibilities Debt & Capital Markets- Source senior construction debt, permanent debt, mezzanine, and alternative debt products across an active lender bench, including national and super-regional banks, regional banks, life insurance companies, debt funds, and alternative capital providers.
- Bring and continuously expand a personal rolodex of credit officers, originators, and bank decision-makers; convert relationships into closed transactions for the firm.
- Run competitive financing processes on every deal — solicit multiple term sheets, negotiate to best execution on rate, leverage, recourse, prepayment, and covenants.
- Lead the loan closing process from term sheet through funding, including negotiation of commitment letters, loan documents, intercreditor agreements, and guaranty structures.
- Manage all third-party due diligence (appraisals, environmental reports, property condition reports, zoning, title) and coordinate closely with legal counsel and the general contractor through closing and ongoing draw administration.
- Represent the firm directly in front of credit committees and senior bank decision-makers.
- Lead capital stack design and equity sizing on each project; recommend structure (waterfall design, preferred return, promote splits, GP/LP economics) in coordination with the CEO and legal counsel.
- Lead preparation of investor-facing materials — project memoranda, pitch decks, financial summaries, data rooms, and offering exhibits — in support of offerings led by the firm's principals.
- Own the firm's investor relations program: quarterly reporting, capital call administration, distribution communications, K-1 coordination, and investor inquiry response.
- Maintain the firm's investor database, subscription tracking, capital account records, and offering documentation in coordination with securities counsel.
- Support the CEO and firm principals in investor meetings, family office presentations, and offering processes.
- Stay current on private placement regulatory considerations, including Regulation D safe harbors, accredited investor verification, and broker‑dealer compliance considerations, working under guidance of securities counsel.
- Build, edit, and maintain project-level pro formas in Excel — development budget, construction sources and uses, stabilized pro forma, returns waterfall, and sensitivity analysis.
- Work fluently inside complex existing multi‑tab workbooks (.xlsb / .xlsx) — audit formulas, correct errors, and extend functionality as deals evolve.
- Stress‑test deals against interest rate, lease‑up, cost, and exit assumptions; produce lender‑ready underwriting packages and investor‑ready return summaries.
- Model capital stack alternatives across debt and equity scenarios; present recommendations to the CEO with clear quantitative support.
- Manage ongoing lender and investor relationships post‑close, including draw requests, covenant compliance, reporting, capital calls, distributions, and modifications.
