Acquisition Analyst

Alexander Chapman is partnering with a growing real estate development firm looking to hire an Investment / Acquisitions Analyst in Nashville.

This is a hands-on opportunity to work directly with senior leadership across the full investment and development lifecycle, from initial underwriting and acquisitions through due diligence, capitalization, development and eventual exit.

The firm focuses primarily on residential development
, with particular exposure to for-sale condominium projects.

• Underwrite new acquisition and development opportunities
• Build detailed development and investment models
• Analyze IRRs, NPVs, sources & uses, JV waterfalls and sensitivities
• Evaluate land pricing, development costs, financing assumptions and exit scenarios
• Conduct market, comparable sales and supply/demand research
• Prepare investment memoranda and Investment Committee materials
• Support debt and equity financing processes
• Coordinate diligence and transaction closings
• Track acquisition pipelines, LOIs and key deal milestones
• Support ongoing development projects through forecasting and financial analysis
• Work directly with senior leadership on new investment opportunities

• Approximately 3 years of relevant experience preferred
• Background in real estate development, acquisitions, private equity, investment banking, brokerage or a related field
• Strong Excel and financial modeling skills
• Good understanding of real estate finance and investment returns
• Residential or condominium development exposure is beneficial
• Strong analytical and communication skills
• Entrepreneurial, highly motivated and comfortable taking ownership

The position is based in Nashville with a hybrid structure of 3 days in the office and 2 days remote
