Position SummarySouthern Land Company, a national real estate development and construction firm, is seeking a full‑time Service Technician to join our dynamic team in Nashville, TN. The position is located at Vertis Green Hills, an 18‑story mixed‑use community featuring 310 luxury residential units and world‑class amenities. The successful candidate will provide exceptional customer service, support the Service and Community Managers, and perform a wide range of maintenance duties to keep the community in top condition.
Weekend and on‑call hours are required on a rotating basis.
- Complete assigned work orders generated from resident requests for service.
- Ensure routine upkeep on the property by diagnosing and repairing defects in accordance with policies, procedures, safety standards, and code requirements.
- Complete the make‑ready process to prepare vacant homes for leasing and new move‑ins.
- Monitor and replace lights and bulbs as necessary.
- Repair or replace windows, latches, screens, hinges, sliding glass doors, shelves, smoke alarms, baseboards, mirrors, closet doors, ceiling fans, blinds, faucets, sinks, washers, and drywall; paint and hang drapes.
- Repair appliances and report problems to the Service Manager or Community Manager.
- Monitor and change locks and keys as needed.
- Perform sink and bathtub repairs and minor bathroom tile replacements.
- Move appliances, equipment, and furniture safely.
- Conduct routine preventative maintenance on equipment.
- Handle make‑readies in a timely manner as directed by the Community Manager.
- Follow procedures for accessing and obtaining materials, supplies, tools, and other items from the maintenance shop.
- Track inventory usage, return unused items, and notify the Service Manager about re‑ordering needs.
- Complete documentation and paperwork accurately and promptly.
- Assist with grounds maintenance, including trash pickup, debris removal, pressure washing of breezeways and pool areas, and general cleaning.
- Support cost‑cutting by fixing rather than replacing parts, when possible, and practicing proper tool use.
- Inspect contractor and vendor work to verify quality and compliance.
- Attend safety meetings, complete required training (OSHA, etc.), and comply with company safety policies.
- Report accidents and incidents promptly and accurately.
- Demonstrate customer service skills by treating residents with respect and responding promptly to complaints.
- Conduct routine and periodic community inspections to identify safety concerns and communicate needs to management.
- Follow policies and procedures to monitor compliance with regulatory requirements and organizational standards.
- Practice proper safety techniques, reporting malfunctions or injuries appropriately.
- Participate in ongoing training provided by the Service Manager and other resources.
- Valid driver’s license.
- Availability to assist with after‑hours emergency situations.
- Preferred to have own hand tools; must be skilled in safe use and maintenance of hand tools, power tools, and measuring devices.
- Knowledge of OSHA requirements.
- Knowledge of HVAC, plumbing, lighting, power systems, and energy consumption.
- Knowledge of energy management systems (EMS) or building automation systems (BAS).
- Knowledge of communication and alarm systems.
- Knowledge of basic interior and exterior building maintenance.
- Availability for on‑call rotation evenings, weekends, and emergencies.
- Ability to walk, stand, climb stairs, and work in apartment homes and common areas.
- Ability to operate computer equipment and handle communication tasks.
- Ability to lift, move, and carry up to 25 lbs regularly and up to 50 lbs occasionally; finger dexterity required.
