Greystar is looking for a Project Manager who will play a pivotal role in building an in‑house construction team to oversee the pipeline of industrial construction projects in Tennessee and Georgia. The Project Manager will oversee end‑to‑end planning and execution of industrial construction and new development projects, ensuring timely, cost‑effective delivery while maintaining compliance with budgetary, safety, and regulatory standards.
Essential Responsibilities- Reviews project specifications, plans, and blueprints; contributes to hard cost estimates and project budgets; determines staffing needs; assigns internal team members and subcontractors; and oversees day‑to‑day project execution.
- Lead and/or participate in initial and ongoing project planning meetings; assist in defining project scope and specifications; and develop project budgets, timelines, and construction schedules.
- Prepare and distribute bid packages; review and evaluate bids and proposals from vendors and subcontractors; and negotiate, approve, and administer contracts for contractors, subcontractors, and other service providers.
- Review, recommend, and approve change orders and plan revisions as needed, ensuring all project documentation, schedules, and budgets are updated to reflect approved changes.
- Ensure compliance with Company safety standards and all applicable building codes, permits, and regulatory requirements by maintaining knowledge of relevant laws and ordinances and preparing or submitting required documentation to governing agencies.
- Communicate regularly with key business leaders to provide project status updates, identify risks or concerns, and develop action plans to ensure projects are delivered on time and within budget.
- Recruit, develop, and supervise project team members by interviewing, hiring, onboarding, training, and managing performance in alignment with Company policies, values, and business practices.
- Conduct project site inspections to monitor progress, support project teams, and proactively address issues; recommend and implement adjustments to project plans, schedules, staffing, or budgets as necessary.
- Minimum of 5 years of experience working on three or more ground‑up construction projects, with exposure from initial construction through project delivery.
- Minimum of 3 years of experience managing project teams and subcontractors.
- Strong leadership, decision‑making, and time‑management skills.
- Demonstrated ability to manage complex schedules, prioritize competing demands, and maintain organization in both short‑ and long‑term planning.
- Excellent written and verbal communication skills, including the ability to effectively delegate, collaborate, and negotiate.
