Position: Entitlement Coordinator
Reports To: Director of Entitlements
Location: Remote (Preferred candidate in Nashville, Chicago, or Pittsburgh market)
Schedule: Full-Time, Monday–Friday
Role SummaryThe Entitlement Coordinator supports Who Brew’s growth by helping stand projects from real estate acquisition through the entitlement and permitting phase. This role plays a critical part in ensuring sites are researched, documented, and approved efficiently so construction can begin on schedule.
The ideal candidate is organized, self-motivated, and comfortable managing multiple projects s role works closely with Real Estate, Development, Construction, and municipal agencies to keep projects moving forward.
Primary Responsibilities Project Coordination- Manage project handoffs from Real Estate to Development.
- Maintain project schedules and track entitlement milestones.
- Coordinate meetings and communications with internal teams, municipalities, and utility providers.
- Maintain accurate and up-to-date project records in company databases.
- Research parcels for site conditions and design criteria, including:
- Site boundaries, topography, and access (ingress/egress)
- Visibility and surrounding land use
- Easements, wetlands, and floodplains
- Adjacent zoning and overlay districts
- Utility availability (gas, water, sewer, electric)
- Nearby rail lines, bike paths, and recreational areas
- Verify zoning classifications and special use requirements (including drive-thru approvals).
- Research municipal submittal requirements and approval processes.
- Track landscape, signage, and exterior design guidelines.
- Identify fire sprinkler and fire alarm requirements.
- Gather and prepare documents needed for entitlement submissions.
- Work with Construction to assist in early construction budget estimates.
- Support the Entitlement team with invoice review and payment processing for consultants and vendors.
- Assist in resolving scope or approval issues as they arise.
- Maintain organized filing systems for all projects.
- Provide regular status updates to leadership.
- Perform additional duties as assigned in support of the development pipeline.
Skills & Qualifications
- 2–4 years of experience in entitlements, real estate development, or related field.
- Working knowledge of zoning, permitting, and municipal approval processes.
- Strong organizational and time management skills.
- Ability to prioritize tasks and meet deadlines with minimal supervision.
- Strong written and verbal communication skills.
- Proficiency in Microsoft Office (Word, Excel, PowerPoint, Project or similar tools).
- Working knowledge of CAD or design software is a plus.
- Ability to sit, stand, and walk for extended periods.
- Ability to participate in virtual meetings for the majority of the workday.
- Salary: 75K
