Job Summary
615 Property Investment Group is a fast-growing real estate investment and property management company with $300M+ in assets under management. We specialize in turning underperforming multifamily communities into high-performing, resident-focused assets. We are hiring a hands‑on Property Manager to oversee two multifamily properties totaling 105 units, located in Manchester, TN and LaVergne, TN. This role requires regular on‑site presence at both communities and strong ownership of leasing performance, operations, and resident satisfaction.
WorkLocation & Schedule Requirements
On-site at each property two (2) days per week (4 on-site days total). One administrative/office day per week for reporting, App Folio, and follow‑ups. Travel between Manchester and LaVergne is required (Mileage is reimbursed). Valid driver’s license and reliable transportation are required.
Responsibilities Property Operations- Full operational oversight of two multifamily properties (105 units total)
- Conduct weekly property walks at each site
- Manage move‑ins, move‑outs, and unit turns to minimize vacancy loss
- Ensure work orders are completed on time and units remain market-ready
- Maintain 90%+ occupancy
- Drive leasing traffic, showings, and application conversion
- Execute renewal strategies to reduce turnover
- Monitor loss‑to‑lease, delinquency, and collections in App Folio
- Coordinate vendors and ensure quality, timely work
- Control expenses and prevent unnecessary costs
- Enforce company turn‑time standards
- Serve as the primary contact for residents at both communities
- Resolve issues quickly and professionally
- Maintain a clean, safe, and well‑managed environment
- Enforce Fair Housing and landlord‑tenant laws
- Follow company policies and operational procedures
- Experience managing 100+ units
- Proven leasing and occupancy performance
- Strong understanding of collections, renewals, and KPIs
- Vendor and unit turn management experience
- Reliable transportation for travel between sites
- Experience with value‑add or repositioning properties
- Strong leasing conversion and traffic management skills
- Bilingual is a plus
- $50,000 – $60,000 base salary
