Title: HVAC Supervisor

Position Summary

Under the supervision of the Manager of Facilities, the HVAC supervisor performs skilled trade-level (journeyman) repair and maintenance on refrigeration, air conditioning, heating, ventilation and air handling equipment. Required to install, maintain and repair electric, electronic and pneumatic control systems with their supporting machinery, heating/air–conditioning, and refrigeration equipment.

Job Duties and Responsibilities

Perform troubleshooting, diagnosis, and repair of commercial air conditioning and multi‑zone heating and cooling systems that incorporate pneumatic, digital, and central energy management system controls. Perform data entry and routine logging in the computerized controls management system (CCMS). Supervise HVAC mechanics in the proper protocols and repair procedures. Maintain flexibility and be available for duty during short‑notice or urgent situations. Troubleshoot and repair building control systems;

optimize controls and equipment for better usage by the owner.

Install, replace, or repair equipment, including calibrating thermostatic controls; worn heating, ventilation and air‑conditioning parts and equipment. Assist with construction projects affecting HVAC equipment or systems. Repair or replace low‑ and high‑pressure liquid lines. Assemble and install metal ductwork. Develop heating, ventilating, and air‑conditioning system modification plans. Create and maintain preventive maintenance checklists for equipment. Perform weekly site inspections and prepare a weekly status report for the Manager of Facilities.

Inventory and catalogue HVAC systems by building/campus (including equipment type, manufacturer, serial number, capacity, and date of manufacture/install). Interpret as‑built building blueprints and recommend system modifications. Research and propose materials for HVAC system repair and maintenance. Perform testing of HVAC and refrigeration for efficiency. Repair and replace defective equipment, components or wiring. Install, connect and adjust thermostats, humidistats and timers. Braze or solder parts to repair defective joints and leaks.

Perform mechanical overhauls and refrigerant reclaiming. Maintain campus air‑handling equipment, chillers and ice machines.

Required Qualifications
  • High School Diploma or equivalent
  • Universal EPA Certification
  • Journeyman level HVAC licensure
  • Five (5) years of experience in HVAC repair and maintenance for large building applications or commercial HVAC equipment and systems
  • A valid Tennessee driver’s license
Preferred Qualifications
  • Prior supervisory experience
  • Tennessee Certification as a licensed HVAC mechanic and/or refrigeration technician
  • Degree or certification from an accredited college of technology specializing in air conditioning, heating and refrigeration
  • Master mechanical license
  • Boiler maintenance experience
  • Refrigeration maintenance experience
  • Chiller maintenance experience
Knowledge,

Skills and Abilities

Must be able to perform strenuous physical labor, including heavy lifting, carrying up to 50 lbs., and standing, walking, reaching, carrying, stooping and kneeling. Able to climb ladders and work in high/confined spaces. Work independently with little direction, meeting schedules and timelines. Knowledge of the operation of CCMS (computerized control management system) – BAS or MAC. Knowledge of all HVAC low‑voltage systems.

Knowledge of appropriate building codes. Must work outdoors in all weather conditions. Must wear protective eyewear, gloves, ear protection and a hard hat as appropriate. Must have a strong skill set with commercial HVAC products, installation, and mechanical understanding. Strong understanding of HVAC functions, boilers, chillers, ductwork modifications and design. Excellent communication skills with clients, coworkers, and project managers. Strong leadership skills and work ethic.

Strong analytical and logical skills with precision on detailed work. Ability and willingness to work any shift assigned, including days, evenings, nights, weekends, holidays and various hours or locations that best meet the department’s needs. Ability to report to work or remain on site even if classes are cancelled, the campus is closed or operating at limited capacity during an emergency.
