Description

An Atrium Maintenance Technician focuses on completing service requests, emergency calls, move-in needs, and property task(s) that may be needed daily, weekly, or monthly. This is a "hands-on" role focused on maintenance, teamwork, and high-quality service.

The Maintenance Technician reports to the Property Manager and must be available for on-call rotation. The Maintenance Technician, along with every member of our team, will also be responsible for assisting residents, delivering exceptional customer service, and making teamwork a top priority.

Location:

Nashville, TN (37013 and 37214)

Salary: $20 - $28 per hour (actual rate will be based on experience). Eligible for renewal commission splits and on-call bonuses!

Schedule:

Full Time. Standard schedule is Monday thru Friday, 8:00am – 5:00pm / 9:00am - 6:00pm with rotating on-call schedule (some evenings/weekends required)

Key Responsibilities
  • Ensure the completion of all service requests
  • Inspect community continuously, recording and correcting deficiencies
  • Order necessary supplies and parts within budgetary guidelines
  • Perform all general and routine maintenance in the community
  • Ensure that all keys are kept properly
  • Replace filters and clean air conditioning vents in vacant apartments and occupied units on an as-needed basis
  • Perform HVAC troubleshooting, plumbing, minor electrical, carpentry, minor drywall repairs and other interior repairs daily
  • Service requests made by residents should be completed within 24 hours
  • Handle ''on call'' duties whenever needed; will carry a cell phone on a regular basis
  • Replace breezeway light bulbs as needed
  • Assist with apartment make-readies (includes painting, repairs, cleaning, wall/sheetrock repair, lock changes, etc.)
  • Order supplies; communicate and coordinate with vendors
  • Assist in the distribution of flyers and other materials
  • Assist in picking up litter & maintain small amount of grounds
  • Perform preventative maintenance
  • Keep inventory
  • Perform additional tasks as assigned by Property Manager
What We're Looking For
  • Experience:

    Strong knowledge in carpentry, electrical, HVAC, plumbing, painting, drywall, masonry and appliance repairs and installation (dishwashers, stoves, refrigerators, etc.)
  • Soft Skills:

    Strong communication skills and attention to detail. Adaptable and dependable. Resourceful. Must have the ability to interact effectively with prospects, residents, peers, and management.
  • Hard

    Skills:

    Basic computer skills including email. Experience with property mgmt software (ex Appfolio, Yardi, Knock, etc).
  • Mindset:
    You take PRIDE in your work and in your community! Positive attitude. Desire to work as a team with ability to work independently on occasion.
Requirements
  • HVAC certification is required (EPA Universal, CPO certification and REAC inspection experience preferred)
  • At least 2 years of experience as a maintenance technician
  • Must be reliable, professional, and available for after-hours emergency on-call responsibilities.
  • Basic computer skills, including email and some Microsoft products
  • Reliable transportation and valid Driver License.
