The BIM Lead (BL) employee is responsible for creating and implementing the customer design and estimation process by providing drawings and takeoffs to facilitate the estimation process, pre & post timber contract, utilizing BIM and CAD/CAM tools. The BL team combines architects, structural engineers, specialist designers, and BIM technicians to develop coordinated designs. These designs are documented as Design Development Sets and shop drawings that can be rendered using visualization software.

Duties And Responsibilities Personalized Pre-Design Architectural Packages
  • The BL will improve the customer journey by using information provided by the customer and sales (that can range from Timberlyne pre‑designs, customer‑generated sketches and/or architectural drawings) to perform 3D modeling for customer approval. The BL will produce an acceptable drawing and coordinate with the estimation team, sales team, customer team, architects, general contractors, engineers, and other external stakeholders. This process will be carried out, including necessary revisions, in accordance with the company's objectives and expectations.
  • Upon acceptance of the contract, the BL will work with the project management team and other stakeholders to facilitate the operational activities of the project. This may involve providing cut lists, drawing sets, and other design and estimation functions.
  • The BL ensures drawing standards, naming conventions, file organization, and revision control are maintained throughout the process. Sets of 2D drawings are provided for production, contractors.
  • The BL generates 3D models using Revit, AutoCAD, Cadwork, and other 3D modeling software. It ensures accurate solutions and facilitates the coordination of custom timber frame components, joinery details, and architectural features as per customer expectations.
  • The BL works with the team to improve digital workflows and enhance the design‑to‑fabrication process. They assist in communicating with potential and existing customers, focusing on their needs and clarifying construction standards and BIM practices. They also participate in internal design reviews and provide input on build efficiency, cost impacts, and material optimization.
Concept Packages
  • When a customer requests a custom/concept design, the designer will shadow and/or conduct design meetings to understand the customer's vision, project goals, budget, and timeline. And provide architectural drawings that align with the customer's expectations.
  • The Concept BL responds to project requirements, including square footage, room functions, site constraints, timber framing concepts and connections. Understanding the scope and limitations of timber frame engineering and manufacturing capabilities is important. Collaboration with external professionals such as architects, permitting authorities, engineers, and general contractors is necessary for comprehensive site planning, code compliance, and permitting.
  • Completed design revisions within the 2 rounds of revisions included in the contract and acknowledge that significant changes after final approval can affect the timeline and cost. Review and approve each phase of the design process according to the customer/company expectations.
  • Adhere to the company's/customer intellectual property and design process policies regarding the use of drawings and models.
  • Upon acceptance of the contract, the BL will work with the project management team and other stakeholders to facilitate the operational activities of the project. This may involve providing cut lists, drawing sets, and other design and estimation functions.
Digital Fabrication & Structural Packages
  • Upon acceptance of this contract, if the BL has the acquired the necessary experience and skill, he/she will work with the project management team and other stakeholders to facilitate the operational activities of the project. This may involve providing engineered cut lists, programming, simulations, shop drawings and details, and other Project Designer functions.
