Job Description SummaryThe Maintenance Technician performs routine maintenance in individual apartments, common areas, and amenity areas. They prepare vacant units for new move‑ins, perform preventive maintenance, assist in cleaning functions, and monitor grounds. They maintain and repair building structures and grounds.
Responsibilities- Maintain and repair buildings, including electrical, plumbing, carpentry, HVAC, landscaping, painting, cleaning, appliances, pools, utilities, elevators, fencing/gates, and fire systems.
- Complete service requests/work orders within 24 hours as directed by the maintenance supervisor or property manager.
- Complete apartment service tickets and log all assigned work orders accurately and timely.
- Manage vacant apartments by preparing them through the turnover process so they are ready to lease to new prospects (maintenance, painting, cleaning, carpet cleaning).
- Replace worn or damaged parts such as hoses, wiring, and belts in machines and equipment (truck, street sweeper, etc.).
- Assist in ordering supplies for the property.
- Cleans internal and external areas of buildings, including dusting, sweeping, mopping, and washing windows.
- High School diploma or GED and minimum 1‑2 years direct experience as a Make‑Ready or Maintenance Technician for an apartment community, or equivalent combination of education and experience.
- EPA I or II, Universal or HVAC certified.
- CPO Certification is a plus and experience maintaining pools is required.
- Must have supervisory experience.
- Thorough understanding of electrical, plumbing, HVAC, carpentry, landscaping, painting, cleaning, appliances, utilities, elevators, fencing/gates, and fire systems.
- Experience with Onesite, Yardi, or other property management software is a plus.
