We are currently seeking a highly motivated and experienced Project Manager to join our growing team.
Position SummaryThe Project Manager is responsible for leading construction projects from contract award through final closeout. This role requires strong leadership, financial management, communication, and organizational skills to ensure projects are completed safely, on schedule, within budget, and to the highest quality standards. The ideal candidate is a proactive leader who thrives in a fast‑paced environment and is passionate about delivering exceptional service to owners, architects, subcontractors, and internal team members.
Key ResponsibilitiesClient Estimates and Proposal Preparation
- Prepare and manage small to mid‑sized estimates for existing clients, including scope development, subcontractor solicitation, quantity takeoffs, pricing analysis, and proposal preparation.
- Respond promptly to client requests for pricing related to renovations, tenant improvements, maintenance work, and other small construction projects.
- Coordinate with the Preconstruction Department as needed to ensure estimates are accurate, competitive, and aligned with project requirements.
- Develop value‑engineering options and alternate pricing to help clients make informed decisions while maintaining budget and schedule objectives.
- Present proposals and pricing recommendations to clients in a clear, professional, and timely manner.
- Track estimate status and follow up with clients to answer questions and support project award efforts.
- Manage multiple public construction projects simultaneously.
- Lead project kickoff meetings with owners, architects, superintendents, and trade partners.
- Establish project goals related to safety, schedule, budget, and quality.
- Maintain accountability across all project stakeholders.
- Develop and manage project budgets and cost forecasts.
- Review and approve subcontractor pay applications and invoices.
- Prepare owner billings and monitor project cash flow.
- Negotiate and process change orders.
- Track contingency and buyout savings.
- Develop and maintain detailed project schedules.
- Coordinate procurement of long‑lead materials and equipment.
- Identify and mitigate potential delays.
- Prepare and execute subcontracts and purchase orders.
- Manage RFIs, submittals, ASIs, CCDs, and change directives.
- Ensure compliance with contract documents and procurement requirements.
- Serve as the primary point of contact for clients and design teams.
- Lead regular progress meetings.
- Provide clear and timely updates regarding budget, schedule, and project status.
- Work closely with field staff to ensure construction meets project specifications.
- Review mock‑ups, testing, and inspections.
- Support punch list and closeout activities.
- Mentor Project Engineers, Coordinators, and Assistant Project Managers.
- Collaborate with estimating, accounting, and business development teams.
- Foster a positive and accountable team culture.
- Bachelor’s degree in Construction Management, Engineering, Architecture, or related field (preferred but not required).
- Minimum of 5 years of commercial construction project management experience.
- Experience managing public works, educational, or municipal projects.
- Strong knowledge of construction contracts and project documentation.
- Proficiency in Microsoft Office and project management software.
- Excellent verbal and written communication skills.
- Experience with Job Order Contracting (JOC), CMAR, and Design‑Build delivery methods.
- Knowledge of Arizona public procurement processes.
- Familiarity with Procore, Sage, and scheduling software.
