Osprey Management, an Atlanta-based general contractor, seeks a Director of Transactions to lead all deal-making and contract activities across its construction portfolio. In this role, you will structure, negotiate, and close complex transactions with owners, partners, and vendors while aligning financial, legal, and project delivery goals. You will oversee due diligence, manage risk, and develop deal models that support executive decision-making.
Partnering closely with estimating, project management, and field operations, you'll ensure projects are delivered safely, on time, and on budget. Responsibilities
- Lead and manage all real estate and project-related transaction activities for Osprey Management's construction portfolio
- Structure, negotiate, and close contracts, leases, and purchase agreements with owners, partners, and vendors
- Partner with estimating, project management, and field operations to align deal terms with project budgets, schedules, and risk profiles
- Develop financial models and deal analyses to evaluate transaction viability and support executive decision-making
- Oversee due diligence, including entitlement, zoning, environmental, and title review for complex vertical and infrastructure projects
- Implement transaction processes, controls, and documentation standards to ensure compliance and mitigate commercial risk
- Build and manage relationships with lenders, investors, and key external stakeholders to support project financing and growth
- Provide executive-level reporting and forecasts on transaction pipeline, performance, and risk
- Mentor project and preconstruction teams on contract strategy, commercial terms, and negotiation best practices
- Drive continuous improvement in transaction execution to support Osprey's goals for quality, safety, and on-time, on-budget delivery
Required Skills
- Real estate and construction transaction structuring
- Commercial contract negotiation
- Financial modeling and deal analysis (Excel or similar)
- Construction project finance and budgeting
- Risk assessment and mitigation for construction deals
- Due diligence (zoning, environmental, title, entitlements)
- Stakeholder and lender/investor management
- Knowledge of construction delivery methods (CM, design-build, GC)
- Advanced Excel and financial analysis tools
- Executive reporting and presentation
