The RoleThe Maintenance Supervisor is accountable for delivering on our commitments to our residents and is instrumental in helping Avanath provide superior customer service to our residents. This includes quality move‑in, timely service, superb curb appeal, and personal attention to our residents and their homes. The Maintenance Supervisor works alongside the Community Manager, partnering to oversee the activities of assigned staff and vendors to ensure the maintenance of the property.
Qualitiesof the Incumbent

- Active listening and understanding that participation and support are integral to success.
- At least 3 years of multifamily property maintenance experience.
- One year of supervisory experience required.
- Expertise in plumbing, HVAC, appliance repair, electrical, and carpentry work.
- HVAC and CPO certifications highly desired.
- Valid driver’s license.
- Strong organizational skills.
- Solid interpersonal and customer service skills.
- Available for on‑call and weekend work.
- Resident Relations: demonstrate customer service skills, answer questions, respond to complaints, assign work orders efficiently.
- Project promotion: project a favorable image of the community, ensure consistency, follow‑up, and enforce policies.
- Maintenance Management: coordinate, schedule, and respond to requests; ensure necessary repairs; control expenses; inspect grounds; manage inventory; maintain preventative program; keep shop organized; manage unit inspections; handle key control; maintain records; manage on‑call emergencies; procure vendors; direct maintenance activities.
- Staff Leadership: challenge team members, set goals, develop standards, supervise, train, and schedule staff; monitor progress; provide input to the Manager; attend safety meetings; ensure compliance with safety and regulations.
- Compliance: adhere to policies and regulations, report safety issues, comply with OSHA, Fair Housing, ADA, and other laws.
- Essential staff; report to work during inclement weather.
- Stand, walk, read, write, calculate, and communicate verbally.
- Work in elevated or uneven sites; occasional squatting, bending, twisting, pushing, and pulling.
- May travel to sister communities for maintenance support.

$28—$30 USD per hour.
