Position

ASSISTANT COMMUNITY MANAGER — The Assistant Community Manager is responsible for overseeing, under the supervision of the Community Manager, the daily operations and financial functions of the housing community. You will play a vital role in delinquency management and rent collection to optimize the property’s cash flow and financial position. In the absence of the Community Manager, you will manage all phases of operations, including personnel, leasing, maintenance, financial administration, and risk management.

On site, you will supervise all aspects of the property and staff to ensure compliance with company policies and procedures, safety, fair housing guidelines, and liability considerations.

Responsibilities
  • Financial Management: posting all payments and income from applicants and residents; processing and reconciling daily account receivables; follow-up on bad debt; prepare late notices; contact residents and guarantors; file evictions; help the property meet budgeted revenues, expenses, and Net Operating Income; posting charges to resident and non-resident accounts; bill-back of utilities where applicable; complete end-of-month closing procedures and reporting; maintain accurate records;

    audit resident files; walk units and post move-out charges, statements, and security deposit refunds.
  • Personnel Management: regular onsite attendance; screen, hire, train, coach, and develop onsite staff; ensure ongoing training and leadership; promote harmony and quality performance; ensure compliance with company policies and procedures; implement leasing management strategies; execute annual marketing plans; address resident complaints; develop resident retention programs; show, lease, and move-in prospective residents.
  • Administrative Management: manage customer service and monitor maintenance service request turnaround; supervise business operations; plan and utilize property resources, equipment, and supplies; obtain bids and manage vendor relationships.
Education/Experience
  • High School Diploma or equivalent;
    Bachelor’s degree preferred or two years of experience in the housing industry; or one to two years related experience and/or training; or equivalent combination of education and experience.
  • Ability to understand and perform onsite software functions; basic computer skills required.
  • Basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
  • Regularly required to remain in a stationary position, or stand/sit for extended periods; communicate with others; operate (hand/wrist) motions as needed; mobility to move about properties and worksites.
  • Occasional movement to ascend/descend stairs, ladders, and ramps; ability to work in various environments including confined spaces; ability to lift and place objects up to 25 lbs; operate machinery, vehicles, or equipment as needed; ability to work overtime, weekends, or nights in emergencies.
