The Construction Project Manager (PM) is responsible for the overall planning, coordination, and execution of a construction project from pre-construction through project closeout. The PM shall work collaboratively with the ownership group, design teams, contractors, municipal authorities, and other project stakeholders to deliver the project on schedule, within budget, and to the design and safety standards.
PRE-CONSTRUCTION PHASE:
- Participate in and conduct meetings with ownership, design professionals, stakeholders, municipal officials, and subcontractors to establish project goals and expectations
- Review construction documents for constructability, completeness, and coordination across all disciplines
- Develop and manage the project budget, performing value engineering exercises to identify cost-saving opportunities without compromising design intent
- Prepare and manage project logistics plans, including site access, material staging, crane/equipment locations, and site safety measures
- Create detailed project scopes for all bid packages and subcontractor engagements
- Oversee the bidding process: distribute bid packages, manage bid inquiries, conduct bid leveling, and support subcontractor selection
- Negotiate and draft contracts in coordination with ownership and legal counsel
- Develop and maintain the project master schedule, integrating design milestones, procurement activities, and construction sequences
- Conduct regular project meetings with the design team, ownership, subcontractors, and stakeholders to review progress, address coordination items, and resolve project issues
- Maintain daily communication with the site supervisor to manage site logistics, sequencing, RFI responses, and coordination with other trades
- Ensure adherence to safety and quality control protocols in collaboration with the site superintendent and safety officers
- Monitor project budget and schedule performance, identifying variances and implementing corrective actions as necessary
- Make timely decisions and judgments to address unforeseen project challenges and maintain project continuity
- Maintain comprehensive project records, including daily reports, meeting minutes, RFIs, submittals, logs, and correspondence
- Review and approve subcontractor invoices, requisitions, and change orders in alignment with project budgets and contracts
- Prepare and submit monthly bank requisitions and weekly project progress reports to ownership and financing parties
- Oversee final project delivery, ensuring a seamless transition to ownership, property management, and end-users
- Coordinate the completion and turnover of all close-out documents, including but not limited to:
- Facilitate final project meetings and inspections to confirm all project requirements and contractual obligations have been met
- Reports directly to the Senior Project Manager and interface daily with the subcontractors and inspectors.
