The Maintenance Technician assists the Maintenance Manager in maintaining the physical integrity of the community. This involves ensuring a safe, secure and comfortable living environment for residents, visitors and staff. The Technician will carry out assigned duties in a safe manner and perform additional duties as requested by the Maintenance Manager and Community Manager. The Technician must provide exceptional customer service while assessing and repairing the property.

Responsibilities
  • Must be knowledgeable of pertinent laws and applicable regulations including EPA and OSHA regulations governing proper storage and management of hazardous materials.
  • Must be aware of the condition throughout the property and immediately initiate action to correct unsafe conditions (e.g., broken gates leading to the pool, broken steps, open holes and broken/burned out exterior lights).
  • Must be aware of all utility meter cut‑offs, fixture cut‑offs, and sewer clean‑outs.
  • Perform basic and advanced HVAC repairs to residential heating and cooling systems, including preventive maintenance checks, troubleshooting, replacement of faulty parts, and entire system replacements.
  • Perform basic electrical repairs on appliances, fixtures, switches, outlets, circuits, etc., and light plumbing work such as clearing stoppages and replacing fittings.
  • Perform carpentry work: fitting doors, freeing windows, building and replacing shelves, sanding and refinishing floors, and interior/exterior painting.
  • Painting: taping, texturing, caulking, interior painting, and minor drywall repairs.
  • Flooring: prepping for stripping, waxing, and cleaning floors; operation of buffers, shop vacuums, and sanders; mixing of chemicals.
  • Replace broken glass, tile, screens, garbage disposals, fixtures, appliances, draperies, and locks.
  • Assist in custodial and grounds work (sweeping, mopping, vacuuming, trash emptying, window cleaning).
  • Respond to work orders and resident concerns promptly.
  • Assist make‑ready staff as directed by the Maintenance Supervisor.
  • Complete accurate records for preventive maintenance and work orders.
  • Report maintenance or resident related concerns to manager/supervisor in a timely manner.
  • Periodically inspect all units, buildings, and common areas, performing repairs and janitorial assistance as required.
  • Attend and participate in training seminars as requested.
  • Adhere to OSHA standards and company safety policies.
  • Maintain professional interactions with residents, contractors, and property management team.
  • Maintain inventory levels of spare parts and supplies and inform Maintenance Supervisor of shortages.
  • Perform other duties as assigned.

Required Experience
  • HVAC certification preferred.
  • Preferred one‑year experience or training in carpentry, light plumbing, light electrical, painting, refurbishing, cleaning, and air‐conditioning.
  • Proven knowledge and application of codes, laws, and regulations.
  • Must be able to pass background investigation and drug test screening.
Required Education/Training
  • High School Diploma or GED.
