Project Manager – Multifamily Construction

Location: Hooksett, NH / Projects throughout New Hampshire & Southern Maine
Salary: $120,000–$140,000
Experience: 8+ years preferred

A fast-growing New England construction and development company is seeking an experienced Project Manager to lead ground-up multifamily and mixed-use construction projects ranging from $5M to $30M+.

What You'll Do

You'll manage projects from preconstruction through final closeout, taking responsibility for schedule, budget, subcontractor coordination, client communication, and overall project performance.

Preconstruction & Planning
  • Develop project scopes, budgets, schedules, and execution plans
  • Review drawings and specifications and identify potential risks
  • Support estimating, procurement, and subcontractor selection
  • Coordinate project planning with owners, architects, consultants, and internal teams
Project Execution
  • Lead subcontractors and coordinate field activities with project Superintendents
  • Manage RFIs, submittals, change orders, and project documentation
  • Monitor schedules, procurement, and critical project milestones
  • Proactively identify and resolve issues that could affect cost, quality, or schedule
  • Maintain strong safety and quality standards throughout construction
Financial Management
  • Manage project budgets ranging from $5M to $30M+
  • Review subcontractor applications for payment and owner invoicing
  • Manage change order pricing and negotiations
  • Prepare cost-to-complete forecasts and monitor overall project financial performance
Client & Team Leadership
  • Serve as a primary point of contact for owners, architects, and project stakeholders
  • Lead project meetings and maintain clear communication throughout the project
  • Build strong relationships with subcontractors and project partners
  • Coordinate punch lists, certificates of occupancy, turnover, and final closeout
Qualifications
  • 8+ years of progressive construction project management experience
  • At least 3 years managing projects valued at approximately $10M–$30M+
  • Experience delivering ground-up commercial, multifamily, residential, or similar vertical construction projects
  • Strong understanding of construction budgets, schedules, contracts, procurement, and project controls
  • Experience with Procore or Autodesk Build, Bluebeam, and Microsoft Office
  • Strong leadership, negotiation, communication, and problem-solving skills
  • Bachelor's degree in Construction Management, Civil Engineering, Architecture, or a related discipline preferred; equivalent experience considered
  • Ability to travel to active project sites throughout New Hampshire
Preferred
  • Multifamily or apartment construction experience
  • Design‑Build or CM‑at‑Risk experience
  • Knowledge of New Hampshire construction and permitting
  • OSHA certification
  • PMP or CCM certification
  • Bilingual English/Spanish skills
