Overview
Responsibilities include all facets of site operations, including day-to-day and strategic planning for general licensed and unlicensed trades in maintenance, custodial, trash and recycling, physical plant, grounds, structural trades, as well as outside 3rd party vendors, contractors, and service providers. Directs the maintenance, repairs, and replacement of building equipment and plumbing systems. Directs the activities of diverse and specialized trade functions on maintenance, repairs, renovations, custodial, special events/programs, and similar activities.
Develops staffing plans as necessary and provides leadership for department initiatives to enhance staff development and performance management. Directs the staffing needs, training, payroll, and employee relations. Develops and implements service delivery performance requirements and process standards to safely and efficiently maintain and operate Yale's buildings, including preventive maintenance, routine cleaning and appearance, emergency response, sustainability initiatives, and support of special events and activities.
Provides input from the customer base to assist departments in the planning, prioritization, and execution of their work. Analyses the input and feedback gained from contact with customers and building tenants when meeting to discuss upcoming projects, services, and events affecting their area of responsibility. Develop plans to identify new needs and requirements to determine priorities. Ensures that the mission of units under purview is clear, and that actions and activities of staff support that mission.
Works closely with the University Architect and Capital Program in design standards development, fostering design for maintainability, operations-based lessons learned feedback, and project commissioning/turnover support, including active participation across all operational units. Evaluates and aligns organization structure and operational practices to be consistent with university sustainability goals. Represents the department in various meetings and committees and articulates facilities strategies and policies.
May perform other duties as assigned.

2. Experience in Plumbing and Building Equipment maintenance, repair, and
replacement.

Principal Responsibilities
1. Supervises the day-to-day custodial and/or maintenance operations of a unit, department, or school building within the University.
2. Participates in the development and implementation of policies and procedures for building maintenance and security develops preventative maintenance schedules.
3. Conducts building safety inspections ensuring that protection and safety systems are in operational order and comply with safety codes; oversees the installation and modification of safety and protection equipment and systems as needed.
4. Determines staff assignments, tool and equipment requirements, and procedures for projects and work requests.
5. Plans, estimates, coordinates, and follows-up on repairs, renovations, and trade projects.
6. Coordinates activities for service response with various trades; ensures timely delivery and completion of service work in assigned buildings and surrounding areas.
7. Provides direction and guidance to building occupants and service responders in both routine and emergency situations.
8. Communicates information on the adequacy of safety and protection programs and the need to improve these programs to the facilities department.
9. Interacts with internal contacts to provide guidance on building safety policies, discuss code violations and resolutions, and discuss maintenance and renovation projects. 10. Interacts with outside contacts to discuss maintenance, renovation and construction plans, and to obtain information on fire and safety regulations. 11. Manages a staff of nonexempt employees. 12. May perform other duties as assigned. Required
Education and Experience Bachelor's Degree. Seven years of related work experience or an equivalent combination of education and trades-related experience.
