Job Description
This role leads the construction team on a multi-phase residential development, overseeing work from active site utilities and infrastructure through completion of single-family homes, townhomes, and apartments. The Construction Project Manager coordinates closely with engineers, contractors, municipal officials, vendors, and customers to deliver high-quality projects on time and within budget. The position offers a long-term pipeline of work that includes more than 200 single-family homes, a hotel, and a parking facility, and requires expertise in both infrastructure and vertical construction.
Responsibilities
* Lead the planning and execution of a multi-phase residential development, from site utilities and infrastructure through vertical construction of single-family homes, townhomes, and apartments.
* Develop detailed scopes of work for each phase of construction and each trade involved in the project.
* Solicit, review, and compare bids from subcontractors and vendors to ensure competitive pricing and appropriate scope coverage.
* Award subcontractor and vendor contracts in alignment with project goals, budget, and schedule requirements.
* Negotiate and execute subcontracts, purchase orders, and service agreements, ensuring favorable terms and clear expectations.
* Review contract scopes, terms, and insurance requirements to confirm compliance with project and company standards before execution.
* Serve as the primary point of contact with municipal officials, utility companies, and vendors throughout the project lifecycle.
* Manage building permit applications, approvals, and inspections for all sitework and buildings, ensuring timely progress.
* Oversee code compliance for certificates of occupancy (CO) and project closings, addressing any issues promptly.
* Develop and maintain a master project schedule that covers site utilities, infrastructure, and vertical construction activities.
* Monitor and update the project schedule regularly, identifying risks and implementing mitigation strategies to maintain milestones.
* Manage the on-site construction team, including superintendents, foremen, and field staff, providing clear direction and support.
* Oversee subcontractor performance to ensure adherence to schedule, scope, quality standards, and safety requirements.
* Track project budgets, including committed costs and cost-to-complete, and report on financial performance as needed.
* Review and approve subcontractor and vendor pay applications and change orders, verifying accuracy and alignment with work performed.
* Prepare and submit owner draw requisitions with complete and accurate supporting documentation.
* Qualify and evaluate vendors and subcontractors, maintaining an approved list based on performance, reliability, and cost.
* Issue and track requests for information (RFIs) and submittals, ensuring timely responses and minimal impact on schedule.
* Coordinate closely with civil, structural, mechanical, electrical, plumbing (MEP), and geotechnical consultants to resolve design and field issues.
* Maintain comprehensive project documentation, including project logs, meeting minutes, daily reports, and photo records.
* Lead and manage project closeout activities, including collection and organization of warranties, as-built drawings, and final inspection reports.
* Ensure all closeout requirements are met to achieve timely final inspections, approvals, and project turnover.
* Foster effective communication among internal teams, subcontractors, consultants, and stakeholders to keep all parties aligned.
* Support a culture of safety and quality on the job site by reinforcing standards and addressing issues promptly.
* Adapt to changing project needs by taking on multiple responsibilities within a smaller, hands-on team environment.
Essential Skills
* At least 8 years of construction project management experience with ground-up residential projects.
* Proven experience managing multi-phase residential communities with mixed product types, including single-family homes, townhomes, and multifamily buildings.
