We manage over 200 rental apartment homes, providing services including marketing, tenant screening, rent collection, maintenance oversight, inspections, owner reporting, and more. Position Overview The Superintendent is responsible for the day-to-day maintenance, cleanliness and operational efficiency of the property. The Superintendent plays a critical role in maintaining high-quality living conditions, supporting tenant satisfaction, and upholding company standards. This role works closely with the property management and maintenance teams. The ideal candidate is a dependable, hands-on professional with strong maintenance knowledge, excellent communication skills, and a proactive approach to tenant service, property upkeep and team collaboration.
Key Responsibilities Main point of contact for tenant inquiries and work orders.
Pest control.
Waste removal.
Punch listing vacancies and unit turns.
Oversee and work with maintenance team to complete work orders and ensure smooth tenant communication.
Assist with the preparation of vacant units for new tenants.
Conduct routine inspections of building systems and common areas.
Respond to emergency maintenance requests in a timely manner.
Support property managers and maintenance team in maintaining properties to company standards.
Maintain accurate records of completed work in property management systems.
Ensure compliance with safety standards and building codes.
Assist with seasonal tasks (snow removal, landscaping support, etc.).Qualifications High school diploma or equivalent required; technical training in trades preferred.
5+ years of maintenance, facilities, or building repair experience (property management experience a plus).Basic knowledge of plumbing, electrical, HVAC, carpentry, and general building systems.
Ability to use hand tools, power tools, and maintenance equipment safely.
Strong problem-solving skills and ability to work independently.
Excellent customer service and communication skills.
Spanish speaking is a plus.
Reliable transportation and valid driver’s license required.
Ability to lift 50+ lbs., climb ladders, and work in varying conditions.
Salary & Benefits Pay Range:
Starting at $20-30/hour, varies based on housing compensation.
