About the Role

We are seeking a motivated, organized, and people-focused
Community Manager to oversee the day-to-day operations of an assigned residential community.

The Community Manager plays an important role in maintaining and protecting the value of the property while creating a positive experience for current and prospective residents. This position serves as a key liaison between the company and the community, building strong resident relationships, addressing concerns, supporting leasing efforts, overseeing property operations, and helping ensure the community remains a well-maintained and welcoming place to live.

What You'll Do Resident Relations & Community Management
  • Serve as a professional representative of the organization when interacting with residents, staff, clients, contractors, applicants, and external partners.
  • Build positive relationships with residents and serve as a primary point of contact within the community.
  • Address resident concerns, document resident comments, and work to resolve non-monetary issues.
  • Provide timely updates to the Regional Manager regarding resident relations issues, as appropriate.
  • Enforce community/Park rules, issue violations, and follow up to ensure violations are remedied in a timely manner.
  • Provide Park rules and other applicable community literature to new residents.
  • Provide feedback and recommend improvements for the assigned community.
Leasing & Prospective Residents
  • Process and issue lease documentation for new residents.
  • Process resident applications and enter prospect information into the appropriate tracking system.
  • Complete and upload prospect cards and related information into Rent Manager.
  • Conduct background checks for prospective residents.
  • Follow up with prospective residents by phone and email.
  • Show available homes for sale to prospective residents.
Rent Collection & Account Administration
  • Collect rent payments and prepare payments for deposit.
  • Issue notices, including but not limited to Late Notices, Balance Notices, and other legally required notices.
  • Prepare court documentation, serve as the company's agent for court proceedings, file eviction paperwork, and oversee eviction proceedings related to delinquent accounts.
Property & Maintenance Oversight
  • Help ensure the community is properly maintained and its overall value is preserved and protected.
  • Oversee the maintenance function for the assigned community.
  • Ensure community infrastructure, common areas, and homes are appropriately maintained.
  • Spend time throughout the property monitoring community conditions and identifying areas requiring attention.
  • Serve as the onsite contact for most third-party contractors and applicants.
  • Perform other related duties as assigned.
What We're Looking For

A successful Community Manager is someone who can balance resident service with the operational responsibilities of managing a property. We're looking for someone who is organized, dependable, professional, and comfortable communicating with a variety of people.

Qualifications
  • Ability to work effectively as part of a team while maintaining a professional demeanor.
  • Excellent customer service and interpersonal skills.
  • Excellent written and verbal communication skills.
  • Strong organizational skills and attention to detail.
  • Proficiency with Microsoft Office Suite.
  • Ability to learn and become proficient with operational systems.
  • Proficiency with Rent Manager.
  • Familiarity with applicable Fair Housing laws within the assigned state and county.
Education & Experience
  • High School Diploma or GED required.
  • Six months to one year of related experience preferred.
Physical Requirements

This position requires the mobility to regularly alternate between sitting, standing, walking, crouching, and kneeling in order to perform job responsibilities.

Approximately
25% or more of the workday may be spent walking throughout the assigned property to monitor community conditions and support day-to-day operations.

Travel Requirements

Minimal travel is required.
