Superintendent
The Superintendent oversees the operation on the construction site and leads the construction process with the Project Manager from planning to completion.
Primary responsibilities include:
- Supervises and coordinates construction activities, including deployment of material and equipment.
- Oversees on‑site labor—time and break tracking, job site safety and cleanliness, and ensures compliance with all specifications.
- Manages the construction schedule and coordinates subcontractors to keep projects on schedule.
- Maintains relationships with customer representatives and ensures compliance with Company and client guidelines.
- Implements quality control and safety procedures and monitors compliance at the job site.
- Manages on‑site labor through daily timesheets and sign‑in/sign‑out procedures.
- Travels to the job site, performs 24/7 emergency coverage when required, and maintains on‑site presence during work hours.
- Communicates with the project team and submits all necessary forms (RFI, back‑charge notices, delay notices, hot‑work forms, crane plans, hazard assessment forms, silica hazard forms, and scaffold checklists).
- Prepares and issues daily project update submittals with photos to management.
- Builds and maintains on‑site relationships with clients, facility representatives, subcontractors, nearby businesses, and city officials.
- Oversees on‑site safety implementation with labor, subcontractors, and the general public.
- Assembles required site inventories and materials; maintains receipts for submittal to the corporate office.
- Ensures quality control for daily work and is able to perform trades tasks (plumbing, electrical, concrete, flooring, roofing, painting, cabinetry, framing, drywall, finishing, HVAC, etc.) as needed.
- Prepares site close‑out packages, including post‑project review, punch‑lists, and build plans.
- Coordinates, schedules, and stands inspections with local jurisdictions.
- Supports all Company safety efforts and ensures the job site is clean and organized to eliminate hazards.
Key qualifications and experience:
- Minimum of 3 years of commercial construction superintendent experience.
- High school diploma or equivalent.
- Knowledge and general trade experience in plumbing, electrical, concrete, flooring, roofing, painting, framing, drywall, and finishing.
- Experience managing personnel, vendors, and subcontractors.
- Ability to read plans, specifications, survey markings, and civil sheets; prioritize project scopes and trades.
- Experience with on‑site/off‑site utilities and underground work.
- Proficient with computers and familiar with Microsoft Office Suite;
Microsoft Project experience preferred. - Strong multitasking, attention to detail, and time‑management skills.
- Proficient driver’s license; clean driving record and reliable transportation.
