LeasingSpecialist – Austin, TX (Bridge at Estancia)
Under the direction of the Community Manager, the Leasing Specialist maximizes occupancy by generating qualified traffic, networking locally, scheduling appointments, securing rentals, promoting resident retention, and delivering exceptional customer service.
Essential Functions- Sales/Marketing
- Conduct all leasing activities, respond to phone inquiries, provide tours, follow up with prospects, and coordinate move‑ins.
- Perform telephone market surveys and physical shops of competitors.
- Recommend strategies and programs for on‑site marketing activity.
- Develop and monitor merchant/neighborhood referral programs for move‑in packets, newsletters, and resident retention.
- Initiate sales outreach plans, including new development, community management, internal and external communication, and support.
- Recommend programs and strategies to increase qualified traffic and closing ratios.
- Maintain passing e‑shop, phone shop, and physical shop scores.
- Maintain closing ratios in line with NRP policies and procedures.
- Maintain a working knowledge of the LIHTC program and help ensure file compliance.
- Administrative
- Adhere to all prospect and resident follow‑up procedures, including sales, service requests, and random follow‑ups.
- Inspect apartments with new residents at move‑in and complete necessary paperwork.
- Support the Community Assistant with tracking renewals, lease expirations, and notices to vacate.
- Collect and process application fees, security deposits, rents, and other fees; report accurately.
- Keep files, desk, and leasing area organized.
- Comply with Fair Housing, tax compliance, and all other relevant laws.
- Inspect market‑ready units and models each morning, ensuring models/mini‑models are stacked with refreshments, lights on, and show ready.
- Assist at other properties as needed and run errands to support the property.
- Customer Service
- Assist in planning resident functions.
- Walk the property for curb appeal and overall appearance.
- Monitor and direct service operations to ensure requests are completed within 24 hours and curb appeal standards are met.
- Provide excellent customer service and maintain a courteous, professional attitude toward all customers.
- Remain available for resident functions, community events, and weekends.
- Perform other duties as required.
- Education
:
High school diploma or equivalent; college preferred. Tax Credit Specialist (TCS) accreditation preferred. - Experience
: 1‑year customer service or sales experience (or equivalent education). - Technical Skills
:
Strong computer skills, proficiency in Microsoft Office;
Yardi experience preferred. - Other Requirements
:
Valid driver’s license and reliable transportation. - Skills & Abilities
