Community Manager – Austin, TX

Join NRP Group as a Community Manager at our Austin, TX affordable community, Bridge er the direction of the Regional Property Manager, you will ensure excellent customer service in daily management, coordinate all aspects of apartment community operations, maximize cash flow while preserving assets, achieve budgeted NOI, maintain a quality living environment, and foster a positive working environment for property team members.

Key Responsibilities
  • Financial: Oversee all financial performance of the property and work toward achieving budgeted NOI; maximize cash flow; ensure timely rent collection; monitor banking activities and daily deposits; contact residents to collect overdue rent; maintain accurate Yardi data; prepare leasing activities, A/R cash receipts, A/P invoices; develop cost-saving strategies; create annual operating budget; review financial statements and variance reports; analyze income, expenses, and market rents;

    recommend capital improvements and monitor vendors; process delinquent residents, collect late fees, file on units; represent property in court proceedings.
  • Marketing: Support leasing team by leasing apartments, responding to inquiries, qualifying applicants, showing apartments; ensure accurate move‑in paperwork; monitor rental activity and marketing outreach; maintain knowledge of market rents and demographics; evaluate rental pricing; monitor move‑in/move‑out status reports; ensure residents have correct lease agreements; monitor compliance with Fair Housing and tax regulations; maintain e‑shop, phone shop, and physical shop scores.
  • Customer Service: Conduct daily property inspections; ensure service requests are completed within 24 hours; supervise safety and risk management; review resident retention programs; provide excellent customer service; maintain availability for emergencies, on‑call duties, and weekends.
  • Team Development: Recruit, select, train, coach, and mentor team members; hold weekly team meetings; generate schedules; provide feedback; recommend compensation adjustments, promotions, and terminations; perform additional duties as required.
Qualifications
  • High School Diploma or equivalent;
    Bachelor’s degree or CPM highly preferred.
  • 5+ years property management experience; one year supervisory experience.
  • Working knowledge of Landlord‑Tenant Laws, Fair Housing Regulations, IRS Section 42 – LIHTC Program.
  • Valid driver’s license and reliable transportation.
Technical Skills
  • Strong computer skills, especially Microsoft Office.
  • Experience with Yardi preferred.
