The ideal candidate has progressively responsible construction experience, strong organizational skills, and the ability to support all phases of construction work on fast paced emergency and renovation projects.
Key Responsibilities
* Organize, schedule, and oversee the daily and weekly activities of subcontractors and vendors.
* Proactively identify and resolve construction challenges to maintain project progress.
* Maintain accurate project records, including daily logs, timekeeping, and cost records.
* Supervise self-performed work and implement innovative construction methods to improve jobsite efficiency.
* Track material deliverables according to approved submittals and project schedules.
* Ensure timely approval of submittals and monitor long lead items.
* Oversee receiving processes to ensure materials are inspected for quantity and quality, and that receiving tickets are properly signed, coded, and filed.
* Support jobsite reporting requirements including daily reports, RFIs, change orders, weekly unit reports, two weeks lookahead schedules, and monthly schedule updates.
* Review shop drawings and submittals to ensure compliance with contract documents and reporting standards.
* Attend all required jobsite meetings.
* Maintain quality assurance throughout all phases of the project to ensure compliance with standards.
* Work primarily first or second shift, or a combination of both, typically 40 hours per week Monday through Friday.
* Be available to work additional hours Monday-Friday, often with short notice.
* Be available to work on weekends and holidays, often with short notice.
* Work locations may be in any of the five NYC boroughs;
Assistant Superintendents must be available to work at any program location.
* Bachelor's degree in engineering, Architecture, Construction Management, or a construction related field from an accredited college or university.
* Minimum of five (5) years of fulltime progressively responsible work as a technical specialist in construction or design related fields.
* A minimum of two (2) years must involve managing all phases of construction work on multiple projects.
* Must have managed or monitored at least two (2) projects of substantial value.
* Must have a valid New York State driver's license.
* Ability to understand and interpret contract documents such as specifications, drawings, and shop drawings.
* Experience in new and renovation type construction.
Ideally, you'll have:
* Experience with NYC public building projects and familiarity with NYC Department of Buildings filing, rules, and requirements.
* Previous work with NYC public agencies such as SCA or NYCHA is preferred but not required.
* Construction supervision & field coordination experience
* Timekeeping, cost tracking, and material control experience
* Submittal and shop drawing review experience
* Daily reporting, RFIs, and change order support experience
* Strong understanding of specifications, drawings, and shop drawings
* Experience in new construction and renovation projects
* Follow the safety requirements as per the NYCDOB/OSHA and SCA safety Manual.
* Excellent written and verbal communication
* Ability to work flexible shifts, including nights, weekends, and holidays
* Proficiency with Microsoft Office and jobsite reporting tools
