Live-In Superintendent II – Borquen Court/Tres Puentes About Us The West Side Federation for Senior and Supportive Housing, Inc. (WSFSSH) is a community-based organization responding to the need for low-cost housing. Our mission is to provide safe, affordable housing with supportive services within a residential setting that enhances the independence and dignity of each person. WSFSSH develops, manages, and provides social services in housing for low-income persons, especially those who are older, who have experienced homelessness and who live with mental illness.

Job Summary Under the direct supervision of the Area Manager, the superintendent is responsible for proper upkeep and maintenance of the building with the goal of providing a safe, well-maintained facility for residents and staff. The Superintendent will carry out all repairs and preventive maintenance tasks within the building and on the grounds. He/she will be responsible to ensure that all maintenance and custodial work is being done properly and in a timely manner.

The superintendent will also oversee projects to guide them to successful and timely conclusions. The superintendent must demonstrate a consistent ability to be flexible to the changing daily needs of the community and to prioritize effectively. Additionally, the Superintendent will coordinate and collaborate with all the building and WSFSSH staff to create and maintain an environment of respect and compassion, which enhances the dignity and safety of the residents, staff, and visitors.

Please Note:

The Borinquen Court/Tres Puentes complex consists of three interconnected buildings – Borinquen Court, Tres Puentes East and Tres Puentes West. This is a full-time position required to be on-site 5 days a week and to respond to emergencies after hours. Responsibilities
  • Prepare vacant apartments (within thirty (30) days) for occupancy.
  • Assure that needed Painting, Carpentry, Plumbing, Electrical, Heating, Ventilation and Air Conditioning tasks (repairs, upgrades, cleaning, basic maintenance) are performed in a competent and timely manner.
  • Maintain grease traps.
  • Strip and wax floors.
  • Perform minor repairs on small appliances, including roof fans, air-conditioners, stoves, refrigerators, etc.
  • Implement energy and water conservation projects as mandated by owner/management.
  • Ensure that all maintenance and custodial work in the building is being done properly and in a timely manner.
  • Respond to tenant work requests within 24 hours;
  • Address emergencies immediately.
Documentation
  • Written requests for janitorial, maintenance, and repair supplies when needed.
  • Superintendent Weekly Report with attached completed work request orders.
  • Daily maintenance log report.
  • Janitorial supplies inventory list.
  • Apartment appliances list with model and serial numbers.
  • Fire extinguisher and smoke/carbon detector location list.
  • Exhaust fan location list.
  • Weekly heating report and follow up on heat complaints during the heating season (October 1st-May 31st).
Equipment
  • Maintain operating equipment properly and implement procedures in event of malfunction.
  • Perform preventive maintenance checks on all machinery and report defects and preventive measures to management.
  • Observe water, electrical meters, and boiler system gauges to ensure proper operation and report malfunctions to management.
  • Liaise with service contractors (heating system, generator, elevator, compactor, laundry machines, fire alarm system) when necessary.
Garbage
  • Assure proper on-site recycling procedures and compliance with mandated recycling programs.
  • Ensure staff handling garbage follow procedures and wear protective attire (gloves, rubber apron, steel toe boots).
  • Maintain cleanliness of compactors chute.
  • Bag garbage properly according to sanitation codes and schedule pickup.
Code & Compliance
  • Assist with all code compliance items and maintain consistent compliance with all code requirements.
  • Provide building access to all government agencies, accompany them on inspection, and report any issues to management.
  • Monitor fire extinguisher tags and other fire safety equipment and report deficiencies to management.
