ABOUT THE ROLE

A growing accounting and advisory firm is seeking a Director to lead and expand its Cost Segregation and Real Estate Advisory practice. This leadership role will focus on delivering tax‑efficient real estate strategies through cost segregation studies, depreciation analyses, and related advisory services for real estate owners, developers, investors, and operators.

The ideal candidate will bring deep technical expertise in cost segregation, tax depreciation, and real estate consulting while helping drive business development, client relationships, and practice growth. Broader experience in valuation, fixed asset consulting, or real estate advisory services is highly desirable.

RESPONSIBILITIES
  • Lead complex cost segregation engagements for commercial, residential, industrial, and mixed‑use real estate assets.
  • Review property portfolios to identify opportunities for accelerated depreciation and tax optimization.
  • Serve as a trusted advisor to real estate owners, developers, investors, and operating companies.
  • Oversee the preparation and review of cost segregation studies, technical reports, and supporting analyses.
  • Advise clients on depreciation strategies, fixed asset planning, and tax‑saving opportunities.
  • Collaborate with tax professionals, engineers, valuation specialists, and external stakeholders to execute projects.
  • Monitor federal and state tax developments impacting real estate depreciation and cost recovery strategies.
  • Build and maintain relationships with real estate professionals, developers, investors, and referral sources.
  • Identify opportunities to expand existing client relationships and cross‑sell advisory services.
  • Lead business development initiatives, industry networking, presentations, and thought leadership activities.
  • Mentor and develop team members while establishing best practices and technical standards.
  • Drive operational improvements and support the strategic growth of the practice.
QUALIFICATIONS
  • Bachelor's degree in Accounting, Finance, Engineering, Real Estate, or a related field.
  • 7+ years of experience in cost segregation, real estate tax consulting, fixed asset advisory, or related services.
  • Strong knowledge of tax depreciation rules, cost recovery methods, and IRS guidelines.
  • Experience managing cost segregation studies and real estate tax planning projects.
  • Understanding of real estate ownership structures and investment strategies.
  • Experience leading teams, managing client relationships, and developing business opportunities.
  • Strong analytical, research, and problem‑solving skills.
  • Excellent communication and presentation abilities.
  • Experience with in a public accounting, engineering, valuation, or real estate consulting environment.
  • Valuation credentials or real estate‑related certifications are a plus.
