Property Accountant

Acquire Talent Partners is currently partnered with a Social Services organization primarily focused on low income housing development. With the upcoming addition of 3 new buildings, they are set to almost double in size over the next 2 years. We are seeking a Property Accountant to lead the accounting for the construction and operational accounting of these buildings.

Responsibilities

• Direct comprehensive compliance for a multi-entity subsidiary portfolio, ensuring strict adherence to project, lender, and federal/state/local regulations
• Lead the preparation of quarterly financial statements, annual audits, and government submissions (HPD, DHCR) for project partners, syndicators, and lenders.
• Collaborate with executive leadership to develop annual operating budgets and conduct monthly variance analyses on rental income and expenses to identify trends and mitigate revenue shortfalls.
• Review expense entries for compliance and proper coding
• Manage and account for the A/R life cycle of government funding and tenant payments
• Design and implement standardized asset management and property accounting policies, integrating routine transaction analysis to enhance operational efficiency.
• Partner with Facilities teams and third-party managers to proactively resolve building violations (DOB, HPD, elevator, boiler) and maintain property insurance standards established by lenders.

Qualifications

• BA of Accounting, Finance, or related field;
  Higher Education and/or CPA a plus
• 3+ years of low income housing accounting experience
• Grants budgeting, modifications, compliance, and reporting/vouchering experience
• FUND EZ, Yardi, or other major ERP system experience
