The
program provides 270 scattered-site scattered units of supportive housing to HIV/AIDS Services Administration (HASA) clients. HASA is the sole referral source for this program. All the units are leased in the agency’s name and sublet to clients who are single individuals ; however, the primary client’s spouse/domestic partner and/or their minor or adult children can reside in the unit with the proper documentation .
The program has two components to assist clients succeed : case management services and housing services . Case management staff focus on removing barriers for clients to maintain medical care and achieve viral suppression by ensuring that all clients ’ basic needs are met by connect ing them to needed services, such as medical, mental health and /or substance abuse services .
The housing component focus es on ensuring units meet habitability standards by working with landlords , management companies , property managers and/or property superintendents to address repair issues and complete needed repairs in a timely manner . This component also identif ies new units, negotiat es/prepares lease s and gets vacant units ready for occupancy . In addition, clients with no income receive partial financial assistance towards their utility bills.
C lients with an income other than Public Assistance must pay a portion of their household’s income to the program as rent.

What Does the Operations Coordinator Do:
- Identifysuitableapartmentfor eligible clients.
- Obtain leases and other required documentation from landlord and prepares lease packages for processing.
- Submitsnewleasesand/or lease renewal packagesfor reviewto Operation Supervisor/Senior Program Managerin a timely manner.
- Ensures that apartment units are ready prior to occupancy.
- Schedulesandaccompaniesnewclientsand current clients, if needed,to apartment viewings.
- Set up utilities with electric and gas utility companies.
- Prepare and submit furniturerequestfornewapartment set-up.
- Prepare newstart-up supplies fornew incoming clients.
- Schedule and participate inallclientsmove ins.
- Act as liaison betweencasemanagers, maintenance workers, andagency’s fiscal department to address various issuesi.e.,housing plans, maintenance work/repairs, fiscal issues.
- Submit program’s weekly vacancy report on a weekly basis.
- Keep track of expiration dates of leases.
- Process work orders asneededand reviews all signed work orders to ensure work has been done.
- Reviews all utility bills and submitstoagency’s fiscaldepartmenton a weekly basis.
- Investigate clients’ complaints of unpaid utilitybillswith agency’s fiscal department,case conference with case manager and client if necessary.
