support services (gss)

hra/general support services (gss) provides safe, healthy, and appropriate facilities for hra’s various social service programs. Its many functions include facilities planning and coordination, design and construction, renovation, repair and maintenance, custodial and other building services, health/safety program coordination, lease and property management, land use and environmental review activities, contract administration for facilities services, and warehouse operations. Gss plays a major role in hra emergency preparedness.

overview

general support services (gss) / division of construction management is recruiting for one (1) construction project manager ii to function as senior construction project manager who will

  • coordinate the construction team (both in‑house hra trade shops and/or contracted general contractor, hvac, plumbing, sprinkler, electrical, painting, and other vendors) to ensure work proceeds efficiently, on schedule, and to a quality that meets or exceeds the construction industry and agency’s standards.
  • consult with architects and engineers regarding field conditions that arise which require sketches or direction, or any matters affecting project completion.
  • set deadlines, assign responsibilities, monitor progress of project, and prepare external and internal reports relating to job status, daily progress, and deliverables.
  • ensure all permits, certificates, approvals, insurance, and signoffs are obtained by the responsible parties, and the work is in compliance with plans, specifications, and all safety and building regulations.
  • develop, monitor, coordinate, and publish construction schedules on a routine basis.
  • prepare for and lead construction progress meetings and prepare meeting minutes.
  • track submittals, prepare requests for information (rfi), and coordinate any changes to the project scope. Act on appeals of contractors on interpretation of specifications and contract drawings, and other contract disputes and/ claims.
  • prepare substantial completion and final completion inspections, prepare punch lists and reports.
  • ensure all required projects close out documents are submitted by each respective vendor, including, but not limited to, as‑built drawings, warranties, test reports, o&m manuals, etc.
  • maintain impeccable records of each project.

hours/shift: monday – friday 8am – 4pm, flex time 7am – 8am.

construction project manager – 34202 minimum qualifications
  • a four‑year high school diploma or its educational equivalent approved by a state’s department of education or a recognized accrediting organization, and five years of full‑time satisfactory experience managing and/or inspecting one or more construction projects which must have a total cost of at least $300,000 for each of the five years of the required experience; or
  • one year of the experience as described in “1” above and a baccalaureate degree from an accredited college or university, accredited by regional, national, professional or specialized agencies recognized as accrediting bodies by the u. S. Secretary of education and by the council for higher education accreditation (chea), in engineering, engineering technology, architecture, architectural technology, landscape architecture, construction, construction technology, or construction management;

    or
  • one year of the experience as described in “1” above…
