Role OverviewWe are seeking an experienced Senior Estimator & Procurement Specialist to lead the preconstruction process, elevate project definition and clarity, and drive disciplined procurement strategies. This role goes far beyond traditional estimating—requiring a professional who can see the entire project lifecycle, establish rigor at the earliest stages, and translate high-level design intent into actionable scopes, reliable budgets, and well-structured buyout plans.
You will own the preconstruction pipeline, ensuring that every project enters execution with fully defined pricing, aligned subcontractor scopes, clear procurement schedules, and complete readiness for construction.
Key Responsibilities Estimating & Preconstruction Leadership- Produce estimates at all stages, from conceptual design through fully detailed construction documents.
- Break down project scopes into complete, levelable subcontractor and vendor bid packages.
- Manage all bid activities including distribution, site walks, bid leveling, clarifications, and award recommendations.
- Define and validate scope boundaries trade-by-trade to eliminate gaps and overlaps.
- Maintain and continuously improve internal estimating systems to ensure accuracy, consistency, and scalability.
- Lead procurement planning aligned with project milestones and scheduling requirements.
- Execute subcontractor and vendor buyout with disciplined documentation and negotiation.
- Maintain procurement logs, long-lead item tracking, and submittal schedules.
- Build and update pricing history, benchmarks, and cost databases to improve long-term estimating accuracy.
- Collaborate closely with project managers, superintendents, and finance to ensure smooth transition from preconstruction to project execution.
- 5–7 years of direct estimating experience in construction.
- Experience with high-end residential renovation or custom construction preferred.
- Bachelor’s degree in Construction Management, Engineering, Architecture, or related field preferred.
- Strong trade knowledge across carpentry, demolition, finishes, MEP coordination, stone/tile, and waterproofing.
- Skilled in writing scopes of work and managing controlled bid coverage—well beyond collecting subcontractor numbers.
- Ability to lead discussions with designers, subcontractors, and internal teams with confidence and clarity.
- Deep understanding of how estimates translate into contracts, logistics, and procurement risk management.
- Proficiency with Bluebeam, Excel, Procore or similar platforms.
- Strong written and verbal communication skills, including producing precise scope narratives.
- Familiarity with CSI structure and cost coding.
