Reports to: Facilities Director

Primary Function: The Organization is looking for a bright, energetic Superintendent for our Courtland Corners location. The Superintendent will oversee 252 units at this Bronx location. The Superintendent performs basic electrical, plumbing, mechanical, heating, and air conditioning work as well as some carpentry work.

Position is eligible for a sign-on bonus.

The salary for this role is $68,500.

Duties and Responsibilities
  • Manage day to day maintenance and operations of the property.
  • Ensure transition of apartment turnovers, including oversight of the punch list and acceptance process.
  • Ensure the timely maintenance of all building operations and systems, including the coordination of preventative maintenance work.
  • Ensure that the property passes all surveys.
  • Maintain inspection logs for the sprinkler systems, fire extinguishers and other building systems.
  • Coordinate with contractors for repair that is outsourced.
  • Participate in the interviewing and hiring of maintenance staff.
  • Purchase all maintenance supplies and keep accurate inventory.
  • Know the heating and water systems in the building.
  • Assist the custodian in sweeping, mopping, disposing of trash, and removing snow during inclement weather.
  • Maintain fresh paint in the interior and exterior of the property.
  • Address all work ticket orders to make repairs in apartments.
  • Prepare and provide facilities updates for Director and funder DHS.
  • Utilize Yardi to enter requisitions and follow up on purchase orders with vendors.
  • Accept deliveries and provide the packing slips to the administrative assistant.
  • Utilize Ulti-pro to approve time off requests from custodians.
  • Attend hearings for any violations in the facility.
  • Report any emergencies or concerns to supervisor.
  • Participate in supervision, staff meetings, and professional development trainings.
Qualifications
  • High school diploma or GED with 2–3 years of experience, or a minimum of 3 years of experience as a Superintendent in a residential building if a diploma or GED is not achieved.
  • Active S12 and S13 certification required; must present certification prior to interview.
  • Supervisory experience required.
  • Strong organizational skills and verbal and written communication skills.
  • Strong problem‑solving skills and superior customer service skills.
  • Proficiency at safety using tools associated with the job.
  • Knowledge of building codes and safety standards as set forth by state and federal governments.
  • Physical ability to walk up and down stairs with tools and equipment, and flexibility in addressing emergencies.
  • Practical test required.
  • Written communication assessment required for those candidates who have not achieved a high school diploma or GED.
