Position OverviewTFC is seeking an experienced Construction Project Manager to lead all phases of development—from acquisition support and pre‑construction through construction and project closeout. This role will take ownership of project delivery, managing consultants, subcontractors, budgets, and schedules to ensure execution aligned with TFC’s high standards.
Key Responsibilities Pre-Development & Design- Support acquisitions with cost analysis, constructability input, and risk assessment
- Lead design development and coordination of architects, engineers, and consultants
- Review drawings and manage RFIs to ensure alignment with project goals
- Develop scopes of work and oversee preparation of bid packages for all trades
- Lead subcontractor bidding, leveling, and contract award process
- Identify, prequalify, and onboard subcontractors
- Develop and manage project budgets, estimates, and cost forecasts
- Maintain detailed project schedules and site logistics plans
- Lead value engineering efforts and life‑cycle cost evaluations
- Oversee construction progress, quality, and safety compliance
- Manage shop drawings, submittals, and document control processes
- Coordinate across trades and proactively resolve field issues
- Review and approve payment requisitions and negotiate change orders
- Manage DOB permitting, inspections, and TCO/CO approvals
- Lead lender/agency inspections and reporting
- Oversee commissioning, punch list completion, and project closeout
- Manage turnover to property management and building operations
- Ensure all contracts, inspections, and documentation are finalized
- 8–12 years of experience in high‑rise residential or hotel construction
- Bachelor’s degree in Construction Management, Engineering, Architecture, or related field
- Demonstrated experience managing large-scale, complex projects
- Strong leadership, communication, and problem‑solving skills
- Highly organized with strong attention to detail
- Microsoft Office Suite
- Microsoft Project (or similar scheduling tools)
- AutoCAD (viewer or higher)
Salary range: $175,000 – $200,000
