Project managers act on their own initiative to manage and complete project planning, scheduling, budgeting, and implementation while exceeding clients’ expectations.
Essential Duties and Responsibilities- Manages all aspects of the construction project from beginning to close, including overseeing profit and loss, labor management, documentation, and safety records.
- Responds to formal bid requests, creates proposals based on RFPs from clients, and includes project schedules.
- Reviews plans for scope, develops scope sheets, and submits bids accurately to RFP, builds schedules with milestones and deliverables at time of contract negotiations.
- Ensures accuracy of startup sheet and budget with proper job costs and scope coverage.
- Reviews, negotiates, and awards subcontracts prior to issuance to ensure there are no scope gaps.
- Creates RFIs, owner change orders, and submits to architect/client; tracks responses and determines potential cost and schedule implications, generating appropriate change orders.
- Generates submittals and procurement schedules and ensures accuracy of internal logs.
- Ensures all pay applications are satisfied with contract payment terms.
- Reviews, approves, or rejects subcontractor and supplier invoices for progressive and final payments.
- Builds outstanding relationships with clients and communicates with them throughout all phases of a project.
- Completes closeout within 45 days of project turnover.
Employees work in a corporate environment and at project job sites. Typical activities include standing, walking, sitting, and using hands to finger, handle, or feel. Additional tasks may involve climbing, balancing, stooping, kneeling, crouching, crawling, and occasionally lifting or moving up to 20 pounds. The role requires close vision, distance vision, color vision, peripheral vision, depth perception, and the ability to adjust focus for computer work.
WorkEnvironment
The employee is regularly exposed to office and construction environments that may involve climate changes. Responsibilities include verbal or written communication to other workers accurately, loudly, or quickly in private or group settings. The employee may be called upon to perform duties outside normal responsibilities at any time as needed.
Qualifications- Minimum 5 years of project management experience with a general contractor independently managing diverse projects.
- 4+ years’ experience in high‑end restaurant construction (ground‑up, TI, remodels) highly preferred.
- Proven experience managing and estimating multiple projects and project teams.
- Strong computer skills – MS Project, Bluebeam, Plangrid, Raken, MS Office (especially Excel) and Timberline.
- Bachelor’s Degree in construction management, architecture, engineering, or a related field.
- Willingness to travel up to 25%.
