Job Summary

The Superintendent is responsible for the supervision, organization, planning and scheduling of the physical execution of the work and management of the field forces for multiple interior construction projects. The Superintendent directs and monitors the work of all subcontractors, coordinates schedules, evaluates performance, and ensures project progress meets milestone dates. They maintain professional relationships with subcontractors, executives, the Owner and the Architect, and ensure timely, cost‑effective field coordination, quality control and day‑to‑day supervision of subcontracted work forces.

Responsibilities
  • Project Management:
    • Attend kick‑off meetings with subcontractors to review the contract scope and shop drawings.
    • Prepare and monitor schedules, including material delivery, subcontractor work plans, inspection schedules and overall project plans.
    • Participate in and schedule meetings, including weekly coordination meetings and all safety meetings.
    • Assist with estimating project costs, managing at‑risk work, and negotiating change order costs with the Project Manager.
    • Identify and create RFIs and manage timeline of all submittals to meet the project schedule.
  • Project Compliance:
    • Monitor construction activity to maintain compliance with contract specifications and RXR quality and safety standards.
    • Verify accuracy of drawing plan measurements and correct discrepancies with Estimating or Project Manager.
    • Enforce safety policies, conduct weekly safety audits, and keep current with OSHA safety requirements.
    • Ensure all employees receive company safety training and maintain compliance with all OSHA requirements.
    • Oversee permits and verify proper close‑out.
  • Project Reporting:
    • Prepare and maintain reports in accordance with company policies that accurately describe project status.
    • Document issues, problems, and resolutions, and provide weekly updates to the Project Manager.
    • Chair weekly subcontractor coordination meetings and verify minutes.
    • Walk the jobsite and document daily progress, including time delays, scheduling conflicts, and cost implications.
  • Stakeholder

    Collaboration:

    • Co‑chair weekly construction meetings with subcontractors, architects, engineers and owner to discuss status and assign resolution actions.
    • Obtain client or architect signatures on final punch‑list completion certificates.
    • Assist Project Manager and Estimators by reviewing bid documents and conducting field‑based evaluations.
  • Third‑Party Management:
    • Resolve labor disputes and personnel problems, escalating issues when necessary.
    • Enforce building regulations regarding noise, elevator use and security.
    • Maintain competent subcontractor crews, schedule work crews, and manage deliveries and job logistics.
Qualifications
  • Construction Monitoring: Inspections:
    Coordinate dates and communicate results;
    Incident Reporting: document progress and report incidents with minimal oversight.
  • Project Budgeting & Scheduling: Understand project budget components and impact;
    Manage labor costs, materials and protection;
    Create and monitor schedules.
  • Safety Minded: Completed OSHA 30 training, working toward an SST card;
    Leads by example;
    Enforces OSHA compliance and company safety policies.
  • Systems Proficiency: Proficient with Procore, Bluebeam, MRI Angus, Bilt‑On, Microsoft Office, and Open Space.
  • Administrative Fundamentals: Experienced with NYC DOB BIS/Build Now and permit management;
    Effective change‑order management.
Physical Requirements
  • Must be able to walk the work site, walk and stand for several hours at a time.
Experience and Education
  • Minimum 5‑7 years of experience in construction management or related field.
