An employee owned developer and general contractor is seeking an experienced Superintendent to lead field operations on a large scale affordable housing modernization project in Harlem.
This multi year project includes the complete renovation of multiple residential buildings totaling more than 1,500 apartment units. Work consists of full gut renovations, new MEP systems, elevator modernization, façade restoration, environmental remediation, and major site improvements.
This is an opportunity to lead one of New York City's most significant affordable housing projects while joining a company with a strong pipeline of multifamily work throughout the region.
- $200,000 to $270,000 base salary

- Lead all field operations from demolition through project completion.
- Manage subcontractors, self performed crews, site logistics, and project sequencing.
- Oversee interior gut renovations, structural modifications, MEP installations, building envelope work, and site improvements.
- Maintain project schedule, quality, and safety standards.
- Coordinate inspections with DOB and other regulatory agencies.
- Work closely with project management, architects, engineers, and ownership to resolve field issues.
- Lead subcontractor coordination meetings and drive daily production.
- Manage project turnover and punch list completion.
- 10+ years of experience as a Superintendent with a NYC general contractor or developer builder.
- Proven experience leading large scale multifamily renovation or affordable housing projects.
- Strong understanding of complex renovation sequencing, MEP coordination, and quality control.
- Extensive knowledge of NYC construction practices and DOB regulations.
- Experience with Procore and Microsoft Office.
- OSHA 30 required.
- NYC DOB Licensed Construction Superintendent required.
